- As a Groundskeeper, you play an important role in maintaining the overall appearance and curb appeal of the property.
- Support the maintenance and office teams by keeping the community clean, identifying potential maintenance or safety concerns, and assisting with projects as needed.

What you’ll do:
- Walk the property daily and remove trash, debris, pet waste, and other items from the grounds.
- Maintain cleanliness of parking lots, sidewalks, breezeways, stairwells, common areas, dumpster areas, and building entrances.
- Empty community trash cans and pet waste stations as needed.
- Monitor dumpster and compactor areas and keep them clean and free of loose trash and debris.
- Assist with trash-outs of vacant apartments and properly dispose of abandoned furniture, household items, and debris.
- Clean and maintain community amenities, including the pool area, clubhouse, fitness center, laundry facilities, mail areas, and other shared spaces as assigned.
- Maintain property curb appeal by picking up litter, removing leaves and debris, and keeping entrances and common areas presentable.
- Report damaged property, exterior lighting issues, water leaks, irrigation problems, trip hazards, pest concerns, and other potential liabilities to the Maintenance Supervisor or Property Manager.
- Replace exterior light bulbs and perform other minor maintenance tasks when assigned and properly trained.
- Assist the maintenance team with moving appliances, supplies, furniture, and materials as needed.
- Assist with preparing vacant apartments by removing trash, cleaning patios/balconies, sweeping entryways, and completing other assigned tasks.
- Help maintain the maintenance shop, storage areas, and property equipment in a clean and organized condition.
- Assist with weather-related property needs, including storm cleanup and removal of fallen branches or debris.
- Maintain professional and courteous interactions with residents, prospects, vendors, and fellow team members.
- Follow all company safety procedures and properly use personal protective equipment.
- Complete additional duties and special projects as assigned by the Maintenance Supervisor or Property Manager.

Our Hours:
9:00 a.m. to 6:00 p.m., Monday through Friday; 10:00 a.m. to 5:00 p.m., Saturday; closed Sunday.
The Groundskeeper position may require the ability to work any of the seven days of the week, 52 weeks of the year, depending on property needs. Hours of operation and work schedules are subject to change based on the time of year, weather conditions, resident activities, and the needs of the property.
Physical Demands:
- Ability to continuously walk and remain on your feet for extended periods throughout the workday.
- Ability to work outdoors in heat, cold, rain, and other seasonal weather conditions.
- Frequently lift, carry, push, or move items weighing up to 50 pounds.
- Occasionally assist with moving appliances, furniture, equipment, or other heavier items with appropriate assistance or equipment.
- Must have the ability to climb stairs, stoop, bend, kneel, reach, push, pull, and grasp objects.
- Ability to safely operate basic groundskeeping and maintenance equipment.
- Visual acuity necessary to identify trash, property damage, safety hazards, maintenance concerns, and other conditions requiring attention.
