Resident Manager

The Strata Council for one of the buildings managed by Associa has an opening for afull-time live-in Resident Manager for Horizons Tower "A" located at 6088 Minoru Blvd, Richmond, BC.

This position requires initiative, good judgement and decision-making abilities.

This is a full-time contract position between the Owners of Strata Plan LMS 2719 know as Horizons Tower “A” and the Resident Manager.

This is a position is a “Live-in” position but interested job seekers not looking to “Live-in” will also be considered.

Job Summary

The Resident Manager will be responsible for performing a variety of duties under the areas of:

·       Building Cleaning and Maintenance.

·       Liaison with Contractors performing repair and maintenance in and around the building.

·       Reporting and performing duties instructed by the Strata Manager as well as Strata Council members.

·       Oversee building security, respond to system alarms and alerts.

·       Coordinate move-in/move-out days for residents.

Hours of Work, Overtime and Holidays

Subject to statutory holidays and ordinary vacation time, the Resident Manager's regular hours of work are from 8:00 am to 4:30 pm, Monday to Friday. The Resident Manager shall be entitled to a half hour lunch break, to be taken before 2:00 pm each day. The Resident Manager's days off each week are Saturday and Sunday. Work outside of regularly scheduled work hours may be required in case of emergency, approved by the Strata Manager.

The Resident Manager is not entitled to daily or weekly overtime pay. However, he or she is entitled to 32 hours in a row free from work each week, and if he or she is required to work during this time, he will be paid double overtime for the hours worked (must be pre-approved). For the purposes of this contract, an emergency shall be defined as: a leak, flood, fire, fire alarm, elevator breakdown, garage door breakdown, vomit on common property, stolen remotes, or any other situation where action is required to ensure safety or prevent significant loss or damage.

The employee shall be entitled to statutory holidays in accordance with the Employment Standards Act of British Columbia.

Remuneration

Gross Annual Salary: $41,000-46,000 depending on skills, knowledge and experience           

Annual Rent Allowance: $12,000

Total Annual Remuneration: $29,000-$34,00 depending on skills, knowledge and experience

Accommodations (for Live-in Building Manager)

Monthly rent at $1,000 per month (deducted in two equal payments, mid-month and end month).  It is understood for income tax purposes the estimated market rental value is $2,300 per month and the difference of $1,300 per month is to be considered a taxable benefit.
