Position: Acquisition ManagerÂ

Schedule: Monday through Friday, Office
Reports to: Director of Investments
Wage Scale: $120,000 to $150,000 Salaried/ExemptÂ
Yearly Bonus/Commission Eligibility: $80,000 to $150,000
*Position is eligible for quarterly bonus and commissions tied to quarterly goals. Paid quarterly.Â
Job Summary:
The Acquisition Manager plays a critical role in identifying and acquiring residential properties throughout San Diego County for renovation and resale. The role requires a true hunter mindset – someone who excels at uncovering and securing off-market opportunities in addition to analyzing MLS listings.Â
While MLS remains a lead source, success in this role is driven by the ability to consistently source and convert off-market deals through proactive outreach, networking, relationship building, and creative sourcing strategies. The ideal candidate has a deep, working knowledge of San Diego County, including the neighborhoods, micro-markets, pricing nuances, housing stock, and buyer demand across different submarkets.
This position involves direct interaction with homeowners and families, many of whom are navigating sensitive life transitions such as downsizing, probate, or care placement. The Acquisition Manager must combine strong sales and negotiation skills with empathy, professionalism, and trust-building.
All offers are submitted to the Investment Committee (IC) for final approval. Performance is results-driven and measured by quarterly acquisition goals, quality of opportunities sourced, and successful deal conversion – particularly from off-market channels.
All candidates must be licensed to practice real estate in the State of California and demonstrate experience in residential property acquisitions or real estate investment.

Duties and Responsibilities:

â–ªExecute a comprehensive acquisition strategy focused on both MLS and off-market sourcing, aligned with quarterly goals established 30 days prior to each quarter. Â
â–ªProactively source off-market residential investment opportunities through direct outreach, agent relationships, wholesalers, estate sale referrals, probate leads, networking, and other creative deal-finding methods.
â–ªDemonstrate expert-level knowledge of San Diego County neighborhoods, including pricing trends, buyer demand, renovation viability, and micro-market nuances.
â–ªIdentify and analyze MLS opportunities while prioritizing value-add and below-market acquisitions.
â–ªEnter potential acquisitions into Hot Sheets and track opportunities in the CRM.
â–ªUnderwrite acquisition opportunities using Excel, including margin analysis and risk assessment.
â–ªCollaborate with Project Management and Design teams to develop scopes of work, budgets, and timelines.
â–ªConduct detailed market research and comparable analyses to determine ARV and profitability.
â–ªStay informed on local market conditions, zoning considerations, neighborhood shifts, and economic indicators specific to San Diego County.
â–ªPerform acquisition due diligence including inspections, title review, property records research, and valuation analysis.
â–ªNegotiate purchase prices and contract terms directly with sellers, agents, and wholesalers to secure optimal deals.
â–ªPrepare and submit purchase contracts using ZipForms and create complete offer packages for sellers and agents.
â–ªOversee transactions through closing and ensure smooth handoff to construction and renovation teams.
â–ªIdentify wholesale exit opportunities when appropriate.
â–ªBuild and maintain strong relationships with real estate agents, brokers, wholesalers, attorneys, and industry professionals to generate a steady pipeline of off-market deals.
â–ªAttend real estate meetups, investor events, agent forums, and networking functions.
â–ªTrack acquisition performance metrics and provide regular updates during weekly department meetings

Requirements:

â–ªCalifornia real estate license in good standing.
â–ªBachelor’s degree in real estate, business, finance, or related field.Â
â–ªMinimum of 1-3 years of experience in real estate acquisitions, with a proven track record of successful acquisitions for house flipping.Â
â–ªStrong financial analytic skills.Â
â–ªStrong understanding of the underwriting process (ProForma).
â–ªStrong negotiation skills and experience in contract negotiation.
â–ªKnowledge of real estate laws, regulations, and best practices.Â
â–ªExcellent analytical and problem-solving skills.
â–ªAbility to work independently and manage multiple projects simultaneously.Â
â–ªExceptional communication and interpersonal skills, with the ability to build and maintain relationships with key stakeholders.Â
â–ªMust be able to communicate with and relate to a diverse staff and clients in a courteous and professional manner.Â
â–ªFamiliarity with renovation and construction processes.
â–ªExcellent attention to detail and organizational skills.
â–ªMust possess a high level of integrity and autonomy.Â
â–ªExcellent interpersonal and customer service skills.
â–ªExcellent verbal and written communication skills.Â
â–ªHighly proficient in Microsoft Office Suite with an emphasis on Excel, and other work related software. Â
â–ªProficiency in CRM software such as Knack and Salesforce.
â–ªAbility to function well in a high-paced and at times stressful environment.
â–ªMust have a valid Driver’s License (Class C).Â

â–ªMaster’s degree in real estate, business, finance, or related field.Â
â–ªProven and measurable experience in renovation and constructions processes, including commonly used terms and transactional knowledge.Â

â–ªMay on occasion require prolonged periods of walking or standing.
â–ªMust be able to lift, push, pull up to 15lbs.
â–ªBending and Stooping: Bending body downward and forward by bending spine at waist.Â
â–ªClimbing: Ascending or descending ladders or stairs using feet and legs and/or hands and arms. Body agility is emphasized.  Â
â–ªMobility Requirement: Ability to get from one location to another.Â
â–ªKneeling: Bending legs at knees to come to rest on one or both knees.Â
â–ªRepetitive Motion: Substantial movements of the wrists, hands, fingers, and/or upper body for sustained periods of time, including using extremities to drag, push, pull or grasp.Â
â–ªVisual Requirements: Able to see and read computer screens, small electronic devices, and maps.Â
â–ªHearing Requirement: Able to detect specific noises for proper equipment operation.Â
