Located on Kiawah Island, The Cape is an upscale residential community where exceptional property care and personalized service are an important part of the owner experience. We are looking for an experienced, hands-onMaintenance Manager to lead the maintenance operation and help ensure our residences, common areas, amenities, and building systems are maintained to the highest standards.
This is a working manager role for someone who enjoys leading a team while staying actively involved in the work. You will oversee and develop a small maintenance team, troubleshoot complex issues, coordinate vendors and projects, and work directly with owners and the onsite team to keep the property operating at its best.
What You'll Do:
- Lead, schedule, coach, and support the maintenance team while remaining actively involved in day-to-day maintenance and repairs
- Perform and oversee work across HVAC, plumbing, electrical, carpentry, painting, appliances, and general building maintenance
- Troubleshoot property and equipment issues, identify root causes, and determine when work should be completed internally or by a qualified vendor
- Manage preventative, recurring, and seasonal maintenance programs for property systems, equipment, common areas, and amenities
- Respond to owner requests, work orders, property needs, and emergencies with urgency, professionalism, and strong follow-through
- Oversee the maintenance component of The Cape's Homecare program, including routine residence inspections, documentation, follow-up, and coordination of needed repairs
- Build and manage relationships with vendors and contractors, including obtaining proposals, coordinating work, and ensuring quality standards are met
- Support maintenance projects, capital planning, budgeting, and repair-versus-replacement recommendations
- Maintain accurate work orders, equipment records, warranties, inspection documentation, inventories, and other maintenance records
- Promote safe work practices and help ensure applicable safety, regulatory, and property standards are consistently followed
- Partner closely with the General Manager and onsite teams to communicate priorities, property risks, recurring issues, and project status
- Participate in rotating on-call coverage and support after-hours, severe-weather, and property emergency response as needed
Location: The Cape on Kiawah – Kiawah Island, SC
Start Date: ASAP
Employment Type: Full Time, Year Round
Pay Rate: Starting at $72,000 annually based on candidate's qualifications and relevant experience
Schedule: Regular schedule established based on property needs. This position participates in rotating on-call coverage and may require after-hours, weekend, holiday, severe-weather, and emergency response.

Our standout candidate is an experienced maintenance professional who combines strong technical knowledge with leadership, sound judgment, and a genuine service mindset. You’re just as comfortable working alongside your team to troubleshoot an issue as you are coordinating a contractor, communicating with an owner, or helping establish maintenance priorities.
What You Bring:
- 5+ years of building, property, resort, condominium, multifamily, or hospitality maintenance experience preferred
- 2+ years of supervisory or team-lead experience preferred
- Strong working knowledge of HVAC, plumbing, electrical, carpentry, painting, appliances, and general building maintenance
- Experience managing work orders, preventative maintenance programs, vendors, contractors, and maintenance projects
- Strong troubleshooting skills and the judgment to determine when specialized or licensed support is needed
- Strong leadership, organization, communication, and follow-through
- A professional, service-oriented approach and the discretion required when working in private residences and directly with owners
- High school diploma or equivalent required; relevant technical, trade-school, or vocational education preferred
- Valid driver's license and acceptable driving record required
- HVAC-related and Certified Pool Operator certifications are a plus
This is an active, hands-on role that requires the ability to perform physical maintenance work throughout the property, including lifting and carrying up to 50 pounds, climbing stairs and ladders, working from heights, and working indoors and outdoors in varying coastal conditions.
