Smartland is seeking a skilled Real Estate Property Management VA / Property Manager Assistant who thrives in a fast-paced environment, communicates with ease, and keeps operations running smoothly. $560 BI-WEEKLY

What You’ll Do
You will support our U.S. property management operations by handling key day-to-day tasks, including:
Handle maintenance requests end-to-end (intake, tracking in AppFolio, vendor coordination, follow-ups, and closing tickets)
Coordinate and oversee property maintenance and repairs across multiple units
Support unit turn / make-ready processes including scheduling, checklists, vendor coordination, and quality checks
Manage lease expirations, renewals, and agreements from start to finish to prevent gaps in occupancy
Manage rent collections and payments with accuracy
Communicate clearly with tenants regarding maintenance, lease terms, renewals, and service concerns
Manage tenant move-ins and move-outs and ensure all documentation is complete
Maintain and update property listings across platforms, ensuring accuracy of availability, rent, and unit details
Keep accurate records of inspections, financials, and service requests
Follow SOPs and ensure tasks are completed on time and with attention to detail
What We’re Looking For (Must-Have)
Proficiency in AppFolio is mandatory — applicants without this experience will not be considered
Proven experience handling:
Maintenance requests and vendor coordination
Lease expirations and renewals
Unit turn / make-ready processes
Property listings and availability updates
Minimum B2 English proficiency; C1 preferred
Excellent spoken and written English
Strong time management and organizational skills
Experience with Google Sheets, Docs, Gmail, and Calendar
Proactive, resourceful, and confident in taking ownership
Ability to work independently and follow processes accurately
Prior experience supporting a U.S.-based residential property management company
