We are seeking a Senior Project Manager for a direct hire opportunity in Dallas, TX. This role will lead complex industrial and manufacturing construction projects, overseeing the full project lifecycle from preconstruction through closeout, with responsibility for operations, financial performance, scheduling, and project delivery.

  • Lead complex construction projects and/or multiple projects, managing operations, administration, and profitability.
  • Promote a strong safety culture, oversee project safety plans, and investigate incidents.
  • Lead preconstruction activities from conceptual planning through Guaranteed Maximum Price (GMP) development.
  • Oversee estimates, quantity takeoffs, productivity analysis, scope development, and bid packages.
  • Manage subcontractor buyout, scope reviews, bid analysis, and subcontract awards.
  • Coordinate submittal schedules and review shop drawings and samples before submission to architects and engineers.
  • Coordinate materials, equipment, procurement, logistics, and self-perform resources.
  • Evaluate subcontractor approval and bonding requirements and manage project risks.
  • Build and maintain relationships with clients, design teams, subcontractors, vendors, and field personnel.
  • Develop and update project schedules with the Project Superintendent and address potential delays.
  • Manage change requests, evaluate pricing, obtain approvals, and negotiate change orders and contingency expenditures.
  • Lead project reviews, progress meetings, and owner-architect-contractor meetings.
  • Manage monthly subcontractor and owner pay applications.
  • Develop project budgets and business plans, monitor costs, and prepare monthly cost and margin forecasts.
  • Report project status, financial performance, and risks to project teams and senior management.
  • Maintain documentation related to budgets, schedules, contracts, quality, and safety.
  • Lead project closeout, including punch lists, financial reconciliation, subcontracts, and warranties.
  • Develop and lead project teams and support business development presentations and industry relationship building.

Qualifications

  • At least 10 years of construction management experience.
  • Recent experience directly with a medium-to-large commercial general contractor.
  • Experience managing industrial, manufacturing, or major commercial construction projects.
  • Demonstrated responsibility for projects from preconstruction through final delivery.
  • Strong project financial management skills, including budgeting, forecasting, cost control, and profitability.
  • Experience with GMP development, preconstruction estimating, subcontractor buyout, and scheduling.
  • Proficiency in Microsoft Office and project management and accounting software, such as CMiC.
  • Proficiency in scheduling software, construction technology, and Building Information Modeling (BIM).
  • Knowledge of Lean construction principles.
  • Ability to prepare project budgets, GMP proposals, hard bids, and range estimates.
  • Strong leadership, communication, presentation, negotiation, and problem-solving skills.
  • Ability to develop project teams and build lasting relationships with internal and external stakeholders.
  • Bachelor’s degree in construction management, engineering, or a related field; equivalent relevant experience will be considered.

Salary: $149,863–$187,329 annually (Depending on experience and qualifications)
