The Role
Lead cost estimating for ground-up multifamily residential developments, from conceptual budgeting through final construction pricing. You will work closely with Development, Construction, Architecture, and Property Management, and serve as the technical lead for the estimating team.
Responsibilities
- Prepare conceptual and detailed estimates from architectural, civil, structural, MEP, and landscape plans and specs
- Perform quantity takeoffs and evaluate subcontractor and supplier proposals
- Manage bid solicitation and bid leveling
- Maintain cost databases, unit-cost benchmarks, and historical project data
- Track labor and material pricing; identify cost risks early
- Lead value engineering and support feasibility and preconstruction planning
- Review change-order pricing and budget updates
- Communicate cost implications and recommendations to internal stakeholders
- Lead estimate reviews and mentor junior estimators
- 7+ years of estimating experience in multifamily residential construction
- Extensive ground-up multifamily estimating experience
- Advanced Bluebeam Revu proficiency for digital takeoffs and plan review
- Advanced Excel skills, including cost databases and budget models
- Strong command of conceptual estimating, bid leveling, value engineering, and preconstruction cost management
- Solid knowledge of multifamily building systems, trade scopes, sequencing, and constructability
- Working knowledge of building codes, ADA/Fair Housing requirements, and energy-efficiency programs
- Able to manage multiple estimates and deadlines independently
- Clear communicator with both technical and non-technical stakeholders
- Bachelor's in Construction Management, Engineering, Architecture, or related field (or equivalent experience)
- Experience on large or complex multifamily developments, carried from predevelopment through project completion
- Additional estimating software experience
