Schedule: Monday–Friday, 8 hours/day; must be online during 9 AM–3 PM core hours.
The position is primarily remote, with occasional office visits, generally once or twice a month depending on team needs and workload.
Job Description:
Summary:
The Research Specialist (RS l) position is the first level within the research job family. The RS I should demonstrate basic research functions in support Of document preparation and to validate the company's land rights. This role entails researching internal and external databases and county records, to determine current property ownership and identify existing rights necessary for the installation, operation, and maintenance of the Company's infrastructure. This position supports diverse projects, including new construction, rebuilds, major projects, and relocations serving both internal business partners and external customers. The ideal candidate should possess excellent verbal and written communication skills and exhibit flexibility. The RS I should demonstrate basic fundamental knowledge and understanding of land and system-related matters, including real estate terminology, and basic competence in understanding title work. The RS I should demonstrate basic understanding of engineering drawings, site plans, and legal descriptions in connection with the preparation of legal documents. Additionally, the individual should possess basic knowledge of computer and techn0103,' systems used for initiating work orders, mapping, research, tracking, indexing, documenting, and archiving land records, all in support and compliance with corporate policies and applicable state laws. This role will support and collaborate with Real Estate Reps and internal and vendor research personnel, to build effective working relationships ensuring customer satisfaction and project success. The expectation of this role is to contribute to the organization's safety goals by following all company safety procedures while promoting a safety-first culture.
Responsibilities:
10% – Mentor and Support (support RS I and vendor personnel)
70% – Perform Research (same core research duties as RS I, plus utilizing real estate law + engineering knowledge to apply solutions to acquisition projects)
10% – Communication (same as RS I)
10% – Data Management (same as RS I)
Required Qualifications:
Education:Associate's in Paralegal, Business, Real Estate, Other Related Degree, Political Science, or Surveying & Topography (or HS/GED + 4 years' experience in lieu of degree)
Experience:2 years related work experience
Preferred Qualifications:
Bachelor's in related field; 3-5 years' experience; Paralegal Certification; Industry certification (e.g., IRWA)
Additional Preferred Skills: Same as RS I, plus knowledge of real estate law
Requirements:Valid Driver's License; Notary Public (can obtain within first year)
