We are looking for a hands-on leader with strong technical knowledge, sound business judgment, and the ability to lead maintenance operations across multiple locations.
Position Overview
As our Regional Maintenance Consultant, you will be responsible for developing, implementing, and overseeing effective maintenance programs across all White Oak centers, including nursing centers, assisted living and independent living communities, the regional office, and warehouse operations.
You will work closely with center administrators, maintenance supervisors, corporate leadership, and outside contractors to ensure buildings, grounds, equipment, and essential operating systems are maintained safely, efficiently, and cost-effectively.
The successful candidate will balance strategic planning with hands-on technical guidance while ensuring compliance with applicable federal, state, and local regulations.
Key Responsibilities
Regional Maintenance Leadership & Operations

Provide oversight and direction for maintenance operations across all White Oak Management facilities.

Develop, implement, and monitor standardized maintenance policies, procedures, and systems.

Supervise, evaluate, and inspect facility maintenance programs to ensure buildings, grounds, and equipment meet organizational expectations.

Provide leadership, technical support, training, and orientation to facility Maintenance Supervisors.

Evaluate departmental staffing needs and make recommendations to ensure adequate maintenance coverage.

Identify opportunities to improve operational efficiency, safety, equipment reliability, and cost management.
Building Systems, Repairs & Projects

Oversee maintenance of boilers, compressors, generators, and associated mechanical, electrical, and plumbing systems.

Coordinate major repairs, equipment installations, improvements, and new construction projects.

Review blueprints, building plans, technical specifications, and proposed repair projects.

Coordinate and supervise contractors, vendors, and outside service providers to ensure quality workmanship and timely project completion.

Inspect maintenance work and follow up on necessary corrective actions.
Budgeting, Purchasing & Vendor Management

Review cost estimates, material purchases, and maintenance-related expenditures.

Authorize and coordinate approved contracts with vendors and outside contractors.

Review invoices, authorize appropriate purchases, and approve contractor payment requests.

Oversee purchasing of maintenance and building equipment for facility operations.

Promote responsible spending and cost-effective maintenance solutions throughout the region.
Regulatory Compliance, Safety & Documentation

Ensure maintenance practices comply with applicable federal, state, and local laws, codes, ordinances, and safety regulations.

Maintain oversight of maintenance records, inspection documentation, and Safety Data Sheets (SDS/MSDS).

Ensure maintenance procedures align with infection prevention and control requirements.

Uphold residents' rights, facility safety programs, and HIPAA confidentiality standards.

Support the implementation of corrective actions when facility maintenance or safety concerns are identified.

Participate in relevant professional development, educational workshops, and maintenance training.
Qualifications & Experience
Required Qualifications:
-
Minimum offive (5) years of maintenance experience, preferably involving commercial properties, healthcare facilities, or complex building systems.

Strong working knowledge of boilers, compressors, generators, and mechanical, electrical, and plumbing systems.

Ability to read and interpret blueprints, technical drawings, and building specifications.

Knowledge of building codes, safety regulations, equipment maintenance, and repair procedures.

Experience coordinating repairs, equipment installations, construction projects, and contractor services.

Strong organizational skills, recordkeeping abilities, and knowledge of cost estimating.

Ability to provide effective direction, training, and oversight to maintenance personnel.

Excellent communication, problem-solving, and decision-making skills.

ValidSouth Carolina or North Carolina driver's license and willingness to travel regularly between facility locations.
Preferred Qualifications:

Community college education, technical training, or related trade certifications.

Prior maintenance management or multi-site supervisory experience.
-
Experience in skilled nursing, long-term care, assisted living, or other regulated healthcare settings.
Schedule & Work Environment
-
Monday–Friday, 8:00 AM–4:30 PM

Full-time salaried position, generally 80 hours per biweekly pay period, with flexibility to meet business needs.

Regional office based in downtown Spartanburg, South Carolina.

Regular regional travel throughout North Carolina and South Carolina using a company vehicle.
