This role goes beyond routine payment processing—you'll manage loans that require hands-on attention, from everyday servicing through default, workout, foreclosure, bankruptcy, eviction, REO management, and final sale.
TheLoan Servicing & Default Administration Specialist is responsible for the specific duties listed below.
Your specific duties will include:
- Direct daily servicing functions, including payment processing, payoffs, reconveyances, and clear communication with investors and borrowers.
- Identify early warning signs by monitoring delinquencies, senior liens, property taxes, and insurance policies to resolve potential issues before they escalate.
- Negotiate directly with distressed borrowers to structure workouts, loan modifications, and forbearance agreements.
- Oversee the entire default and foreclosure pipeline from Notice of Default to execution, partnering closely with foreclosure trustees and external legal counsel.
- Collaborate with legal counsel to manage bankruptcy proceedings, ensuring lender rights and collateral remain fully protected.
- Direct eviction and possession procedures alongside legal representatives following foreclosure or deed-in-lieu actions.
- Manage Real Estate Owned (REO) assets end-to-end, taking charge of property stabilization, maintenance, marketing, and final liquidation.
- Maintain transparent investor communication, secure required approvals, and execute precise cash distributions and final fund payouts.
- Manage the final stages of asset resolution, including dissolving holding entities and ensuring all financial records are reconciled and closed.
- Extensive experience in California private money or commercial real estate lending; demonstrated proficiency beyond routine loan servicing.
- Direct experience steering non-performing loans through default, foreclosure, and final asset disposition.
- Strong capability and confidence in coordinating with foreclosure trustees, bankruptcy attorneys, and external legal counsel.
