About the Role

Reporting into the Vice President, Real Estate Operations, the Leasing Associate will play a key role in supporting the effective administration and management of SNDL’s growing real estate portfolio. This position will support the day-to-day leasing activities across SNDL’s retail and corporate properties, including lease administration, renewals, amendments, documentation, landlord communications, and coordination of key lease obligations.

 

Responsibilities

Leasing Administration & Coordination

  • Support the Leasing Manager with day-to-day leasing activities, real estate initiatives, and priority projects, ensuring deliverables are completed accurately and on schedule.
  • Maintain accurate trackers and internal databases for active deals, conditional transactions, store conversions, relocations, expansions, site issues, and other real estate projects.
  • Monitor critical dates, deadlines, and milestones, proactively communicating upcoming requirements and coordinating next steps with internal and external stakeholders.
  • Prepare lease renewal letters, renewal packages, condition removals, extensions, estoppels, and other lease documentation; coordinate approvals, signatures, and execution.
  • Prepare lease summaries and ensure fully executed documentation is accurately maintained and distributed to Legal, Property Administration, Finance, and other relevant stakeholders.
  • Manage the Tenant Allowance process, including reviewing lease provisions, preparing and issuing invoices, and coordinating with contractors and landlords to ensure required documentation is complete.
  • Coordinate banner changes, site modifications, and other landlord approval requests, ensuring required documentation, approvals, and timelines are managed effectively.
  • Coordinate with Construction, contractors, landlords, and internal stakeholders to obtain permits, site access, contractor documentation, inspections, and other project requirements.
  • Track active leasing and real estate projects, facilitate weekly priority reviews with Senior Legal Counsel and the Leasing Manager, and coordinate actions required to keep transactions moving forward.
  • Coordinate regulatory inspection and licensing requests through the appropriate internal departments.
  • Maintain real estate calendars, KMZ/Google Earth files, project lists, critical-date tracking, and reporting tools to support effective portfolio management.
  • Coordinate deposits, invoices, site visit tours, executive approvals, and signatures related to real estate transactions.
  • Provide cross-functional administrative and project support to the Real Estate team and other departments as required.

 

 

 

Acquisitions, Lease Assignments & Stakeholder Coordination

  • Manage internal lease assignment projects, including lease reviews, documentation, approvals,

and stakeholder coordination. Lead lease assignments and landlord consent processes for new

acquisitions, coordinating with Legal, Real Estate, Finance, Operations, landlords, and external

parties to ensure requirements are addressed and transactions are completed accurately and on

schedule.

  • Manage the real estate aspects of new acquisitions and serve as the primary point of contact for

landlords, overseeing lease requirements, assignments, landlord consents, approvals,

documentation, and coordination through transaction completion accurately and on schedule.

 

Municipal, Regulatory & Property Compliance

  • Liaise with various municipalities to ensure compliance with site requirements, zoning

regulations, bylaws, and setback requirements.

  • Manage the full Development Permit process for new sites, and existing store changes from

initial site review and application submission through final approval, coordinating with

municipalities and internal regulatory and construction teams.

  • Manage new and existing business license applications and changes, working directly with

municipalities throughout the application and approval process; oversee license payments,

tracking, and distribution to stores.

  • Arrange fire inspections for business licensing.
  • Manage Board of Variance land-use process and work with consultants and legal on land use

amendments, rezoning, and SDAB appeal hearings.

  • Manage zoning certificate applications and cannabis retail store authorization process across

various municipalities, coordinating with municipal authorities to ensure compliance and timely

approvals.

  • Monitor municipal changes and keep Operations informed of regulatory, zoning, bylaw, and

other changes that may impact business activities or site operations.

  • Manage the request, review, update, and maintenance of new and amended Certificates of

Insurance

  • Serve as the primary point of contact for landlords, insurance broker, contractors, Property

Administration, and Finance to ensure certificates meet all requirements, remain accurate and

current, and are provided to landlords and internal regulatory teams within required timelines.

  • Monitor outstanding certificates, coordinate renewals and amendments, resolve discrepancies,

and maintain organized records.

  • Support the Marking Department by coordinating temporary signage approvals for grand

openings, managing additional signage requests for existing locations, and securing required

landlord authorizations to ensure timely approval and installation.
