MAINTENANCE TECHNICIAN

Maintenance Technician – Site Minor Works

Position Summary

The Maintenance Technician supports the installation and relocation of laboratory instrumentation and equipment. The role provides hands-on execution for laboratory and facility Site Minor Works, including equipment moves, decommissioning, and asset tracking, while coordinating contractors, vendors, and site support teams. The position maintains equipment and asset records, supports compliance and safety requirements, and keeps stakeholders informed from project intake through closeout.

Essential Duties and Responsibilities

·    Escort, hand-move, unpack, install, and remove laboratory and facility equipment.

·    Assess site preparation requirements and connect utilities, including electrical, gas, water, and data, for new and relocated instrumentation.

·    Coordinate relocation logistics and perform pre-move documentation and decontamination procedures for laboratory equipment moves.

·    Safely disconnect, transport, and reinstall sensitive instrumentation, and confirm equipment function after each move.

·    Evaluate equipment condition for disposal decisions and execute decontamination and decommissioning procedures in compliance with environmental and safety regulations.

·    Coordinate equipment disposal or surplus through the appropriate channel, including recycling, hazardous waste, and remarketing.

·    Tag, photograph, document, and gather all required data for laboratory equipment, and remove retired instruments from asset management systems.

·    Track equipment performance metrics, monitor service histories, and maintain comprehensive asset records using computerized maintenance management systems (CMMS).

·    Provide technical input for replacement planning and capital budgeting based on equipment condition and performance data.

·    Diagnose equipment malfunctions and coordinate with external service vendors when specialized support is needed.

·    Support and coordinate with contractors on activities impacting lab space, and communicate operational updates to stakeholders.

·    Maintain installation records, move logs, retirement certificates, maintenance histories, manuals, and asset tracking information.

·    Maintain safe handling practices throughout all equipment installation, move, and retirement activities.

Scope of Support

·    Laboratory and facility equipment installations, relocations, upgrades, modifications, and retirements.

·    Utility connections supporting laboratory and facility equipment, including electrical, gas, water, and data.

·    Contractor coordination, site access planning, and required escorts.

·    Equipment decommissioning, disposal, and surplus coordination, including recycling, hazardous waste, and remarketing channels.

·    Asset data coordination needed to preserve record integrity and CMMS compliance.

·    Move documentation, decontamination procedures, and post-move confirmation.

Minimum Qualifications

·    Associate degree or technical certification in biomedical equipment technology, electronics, mechanical systems, or a related field, or an equivalent combination of education and relevant experience.

·    Hands-on experience installing, moving, and maintaining laboratory instrumentation.

·    Strong mechanical and electrical troubleshooting skills.

·    Familiarity with rigging and equipment transport procedures.

·    Knowledge of calibration standards and validation protocols.

·    Understanding of laboratory safety and decontamination procedures.

·    Working knowledge of asset management systems and CMMS records.

Preferred Qualifications

·    Experience in life sciences, biotechnology, pharmaceutical, research, or other regulated facilities.

·    Knowledge of GMP, EHS, and quality expectations applicable to assigned work.

·    Certified Maintenance Technician, CMRT, or other relevant technical or reliability credential.

·    Experience supporting laboratory equipment lifecycle activities and multi-trade utility installations.

·    Familiarity with asset management and CMMS/EAMS data governance.

Knowledge, Skills, and Abilities

·    Strong mechanical and electrical troubleshooting skills across a range of laboratory equipment types.

·    Clear written and verbal communication with technical and nontechnical stakeholders.

·    Ability to follow calibration standards, validation protocols, and laboratory safety and decontamination procedures.

·    Customer-focused problem solving and professional vendor and contractor coordination.

·    Ability to manage multiple concurrent activities while maintaining attention to safety, quality, and compliance.

·    Sound judgment, proactive escalation, and disciplined record keeping.

·    Ability to work collaboratively across matrixed account and client teams.

Performance Expectations

·    Equipment installations, moves, and retirements are completed safely, on schedule, and with clear documentation.

·    Asset records, CMMS data, and turnover deliverables are accurate, current, and audit-ready.

·    Contractor and vendor activities are coordinated safely and in alignment with approved scope and site requirements.

·    Stakeholders receive timely, accurate operational and status updates.

·    Safety and decontamination procedures are followed on every project, with issues escalated promptly.

Work Environment and Physical Requirements

The position operates in office, laboratory, mechanical, and active project environments. Site access requirements may include walking project areas, using required personal protective equipment, entering controlled spaces, and observing contractor activities. Specific physical, schedule, travel, and work authorization requirements should be confirmed for the final posting and aligned with JLL and client policies.

·    Have the ability to lift and move equipment, typically up to 50 lbs, with assistance for heavier items.
