The Scatter Site programprovides community based, independent, apartment housinglocated throughout New York City and case management services for clients who have experienced chronic homelessness, substance use and mental health challenges. 

Reporting to theSenior Property Coordinator, Scatter Site, theProperty Coordinator, Scatter Siteis responsible for working with the program's operation manager to ready andmaintain apartment units for Scatter Site program. The Property Coordinatoris responsible for communicating and coordinating with property management and building superintendents at buildings with BreakingGround’s scatter site units.The Property Coordinatorensures repairs are done in an effective andtimely manner. ThePropertyCoordinator ensures apartments newlyleased by BreakingGround are ready for new clients includingbeingfreshly painted, fitted with working appliances and furniture, welcome kits, etc. The Property Coordinator oversees apartment repairs,conduct and document apartment inspections, approve apartment turnovers, and manage furniture replacement as needed.  

Using BreakingGround'sAssetManagement database andMaintenanceConnection, the Property Coordinatormanages tenant work orders,communicates with social services staff, and clients/tenantsregarding their apartment-related questions and concerns. The incumbent willmaintainaccurate andtimely records, coordinate scheduling with city agencies, landlords and clients to ensure that apartments meet inspection standards.                                                                 

 

ESSENTIAL DUTIES AND RESPONSIBILITIES: 

  • Develop andmaintain effective, professional relationships with landlords, building supers and management companies for buildings which house scatter site clients.
  • Ensure apartment turnovers aretimely and effective including freshly painted, cleaned, equipped with keys, working appliances and furniture, activated utility accounts
  • Conduct andmaintain record of apartment inspections to ensure that units are well-maintained and meet BreakingGround and NYC housing standards
  • Record, track,monitor, and report on repairs through completion
  • Participate in interdisciplinary meetings to address client apartment issues, communicate important client apartment issues
  • Serve as main point of contact for Superintendents and property managers to ensuretimely completion of repairs and other issues asrequired
  • Assist staff in the tenant move-out process by preparing surrender agreements, scheduling move-outs in resident management software, and effectively communicating any changes as needed
  • Supportthe Assistant Director as needed with lease renewals, client communication, and other related tasks
  • Perform other duties asrequired 

 

MINIMUM QUALIFICATIONS: 

  • High school diploma or equivalent
  • Strong preference for knowledge of supportive or subsidized housing programs in New York City and prior experience in property management. Experience working with special needs populations Experience in facilities-related positions
  • Facilities/Maintenance background, basic repair skills
  • Strong organizational and interpersonal skills; Ability to handle multiple high priority tasks simultaneously; Strong oral and written communication
  • Current and active New York Notary preferred
  • Valid NY, NJ, CT, or PA driver’s license witha good driving record, as defined by Breaking Ground is preferred
  • Bi-lingual preferred
