Construction Project Manager

Cafaro is seeking a Construction Project Manager to lead retail development and tenant-improvement projects from initial due diligence through construction closeout. This position manages project schedules, budgets, design coordination, bidding, contracting, and construction delivery while partnering with our Legal, Leasing, Asset Management departments along with consultants, contractors, and tenants.

In This Role, You Will:

• Manage project schedules and budgets throughout the full project lifecycle, including conceptual planning, due diligence, design development, construction documentation, bidding, construction, and closeout.
• Collaborate with internal departments, tenants, architects, engineers, consultants, and contractors to resolve issues and maintain alignment throughout the project lifecycle
• Verify existing site conditions, including parking, and confirm that project documentation accurately reflects lease requirements and supports the earliest feasible delivery date.

• Prepare conceptual and detailed project estimates, support development budgets and pro forma analyses, monitor job costs, maintain cost-control forecasts, and communicate material variances to stakeholders.
• Lead contractor and consultant procurement, including qualification, bid solicitation, proposal evaluation, negotiation, contract award, and ongoing contract administration.
• Develop and maintain project schedules and budgets to support timely, cost-effective delivery.
• Review tenant and landlord construction documents for compliance with lease requirements, existing site conditions, and approved budgets.”
• Monitor project costs and identify variances early to keep projects within approved financial parameters.

Your Qualifications:  

• At least five years of retail construction experience with a landlord, property owner, developer, or general contractor.

• Bachelor’s degree with a major in Architecture, Construction Management or Civil Engineering is preferred.

• Ability to travel regularly to company properties throughout the assigned portfolio.

• Working knowledge of MS Office products (Bluebeam, Word, Excel, etc.)

• Strong written and verbal communication skills, with the ability to communicate effectively with tenants, internal departments, consultants, and contractors.
• Highly organized and detail-oriented, with the ability to prioritize competing demands, follow established processes, meet deadlines, and work effectively both independently and as part of a team.
