Project Manager - Project & Development Services

What this job involves:

As a Project Manager within JLL's Project & Development Services (PDS) team, you'll lead the planning, execution, and delivery of commercial real estate projects from inception through completion. This role places you at the heart of transforming our clients' visions into reality, managing complex construction and renovation projects while coordinating architects, engineers, contractors, and stakeholders. You'll be responsible for ensuring projects are delivered on time, within budget, and to the highest quality standards. You'll navigate the full project lifecycle, from initial feasibility studies and design development through procurement, construction administration, and closeout. This position requires someone who can balance strategic thinking with hands-on execution, anticipate challenges before they arise, and build strong relationships across diverse teams. What your day-to-day will look like:

• Oversee all phases of project delivery, including planning, design, procurement, construction, and commissioning, ensuring alignment with client objectives and contractual requirements
• Develop comprehensive project plans, schedules, and budgets while proactively identifying and mitigating risks throughout the project lifecycle
• Serve as the primary client liaison, facilitating clear communication, managing expectations, and providing regular status updates on project milestones and deliverables
• Coordinate and lead cross-functional project teams including architects, engineers, consultants, contractors, and internal stakeholders to ensure seamless collaboration
• Review and approve project documentation, including drawings, specifications, submittals, change orders, and payment applications
• Conduct regular site visits to monitor construction progress, ensure quality standards are met, and verify compliance with safety regulations and building codes
• Manage project financials, including cost tracking, budget forecasting, invoice review, and financial reporting to maintain fiscal responsibility
• Negotiate contracts, resolve disputes, and address project challenges with practical solutions that balance client needs, budget constraints, and timeline requirements
• Ensure proper project closeout procedures, including final inspections, documentation turnover, warranty management, and lessons learned sessions

Required qualifications:

• Bachelor's degree in Construction Management, Architecture, Engineering, or related field
• Minimum 5 years of progressive experience managing commercial real estate projects, including office buildings, retail spaces, or industrial facilities
• Proven track record of successfully delivering projects ranging from $5M to $50M+ on time and within budget
• Strong understanding of construction methodologies, building systems, and industry best practices
• Proficiency in project management software (e.g., Procore, MS Project, Primavera) and Microsoft Office Suite
• Excellent communication and interpersonal skills with the ability to influence and collaborate effectively across all organizational levels
• Demonstrated financial acumen, including budget development, cost management, and change order negotiation

Preferred qualifications:

• Professional certification such as PMP (Project Management Professional), CCM (Certified Construction Manager), or LEED AP
• Experience with tenant improvement projects, base building construction, or corporate workplace transformations
• Familiarity with sustainable building practices and green building certification processes
• Knowledge of local building codes, zoning regulations, and permitting requirements in your market
• Experience managing projects using Design-Build, Construction Manager at Risk, or other alternative delivery methods
• Background working with enterprise-level corporate clients or institutional owners
