Job Description

Role: Principal Project Director – Data center

Business Unit:Project and Development Services

Education: BE/ B Tech

Experience: 15-20 years

Minimum 3-5 years data center experience

Location: Vishakapatnam

Key Responsibilities

1. Project Delivery & Execution

• Lead delivery of a large-scale hyperscale Data Centre
• Drive and deliver fast-track execution, including managing design, procurement, and construction phases
• Develop and manage an integrated master schedule, ensuring alignment between end user, and client targets, as well as base build civil contractors, mechanical, electrical high and low tension systems, extra low voltage, security and commissioning milestones.
• Identify and implement risk mitigation and recovery strategies to ensure the data center is delivered as per agreed timelines.
• Manage stakeholders and team a members act as the point of contact for project progress

2. Technical & MEP Systems Leadership

• Provide executive oversight and guidance of mission-critical MEP infrastructure, including:
  • HV/MV/LV power distribution
  • Power redundancy systems such as Diesel generators, UPS systems
  • Extra low voltage systems such as security and fire protections systems, PA, BMS
  • Cooling systems for the data hall as well as direct to chip and/or immersion cooling systems
• Compliance client-specific uptime requirements and specifications

4. Commissioning & Operational Readiness

• Lead full commissioning lifecycle including the development and validation of scripts
• Ensure systems are validated to meet client and enduser requirements
• Coordinate closely with client operations and IT teams

5. Contractor, Vendor & Supply Chain Management

• Manage interface risks across multiple contractors and specialist vendors
• Guide procurement and delivery particularly of long-lead MEP equipment to ensure timelines are met
• Manage OEMs and ensure compliance with technical specifications and delivery timelines

6. Commercial & Financial Management

• Identify and develop potential mitigation strategies for budgets
• Monitor commercial risks
• Work with client to manage Lead variation management, claims, and contract administration
• Where suitable guide value engineering initiatives

7. Client & Stakeholder Management

• Act as the primary interface for end user, client, JLL team, vendors, contractors and suppliers at project level
• Ensure alignment on delivery milestones, phasing strategy, and commissioning readiness
• Coordinate with:
  • Design consultants
  • Contractors and vendors
• Provide clear, structured reporting on progress, risks, and mitigation plans
• Ensure all project plans are up-to-date and reflect the project progress

8. Team Leadership

• Lead a multi-disciplinary project team including construction, MEP, commercial, and commissioning leads
• Mentor and development team members as well as client team members

9. Safety, Quality & Compliance

• Nil Loss Time Incidents
• Ensure all activities design, delivery, installation and commissioning is safe and focused to identifying and mitigating safety risk
• Ensure the HSSE plan is update and compliant with enduser, client, and JLL standards.
• Ensure compliance with local regulatory and statutory approvals
• Ensure the QA/QC Plan is update and complies with local, JLL, client and enduser standards
• Maintain comprehensive documentation and lessons learned
