client is seeking a highly autonomousIT Program Manager – Real Estate & Facilities Technology to lead enterprise technology delivery for our client's Corporate Real Estate, Stations, Facilities & Accessibility (SFA), and Properties divisions. In this pivotal role, you will bridge the gap between enterprise IT and corporate real estate operations, driving the roadmap for integrated workplace management systems (IWMS), lease administration, capital program tracking, asset maintenance, CAD/BIM, and forward-looking workplace solutions. The ideal candidate pairs traditional waterfall program governance—including milestone baselining, phase-gate enforcement, and rigorous accrual-based financial forecasting—with the technical acumen to align business goals, manage third-party vendor project managers, and deliver scalable enterprise systems with minimal oversight.
Key Responsibilities
- Program Governance & Delivery: Own the end-to-end delivery of the Real Estate Technology Services roadmap, tracking project milestones, managing phase-gate reviews, and monitoring performance variance against established schedule baselines.
- Financial Management & Accruals: Manage project financials using accrual-based accounting principles; synthesize, model, and submit comprehensive monthly forecasts covering internal labor, vendor spend, and capital expenditures.
- Domain Initiatives Oversight: Lead technology delivery across key real estate functional areas, including asset maintenance, corporate lease accounting/administration, space utilization, energy and sustainability monitoring, CAD/BIM platforms, and digital workplace tools.
- Status Reporting & Risk Management: Maintain a disciplined cadence of monthly project status updates, actively managing risks, issue tracking, dependency logs, and executive accomplishments across internal enterprise systems.
- Vendor & Stakeholder Management: Serve as the primary IT delivery liaison to business leadership, department directors, and external software vendor project managers, ensuring strict adherence to contractual deliverables and statement of work (SOW) scope.
- Cross-Functional Alignment: Lead steering committees, executive status reviews, and cross-functional working sessions across IT, Corporate Real Estate, and Finance teams.
Qualifications & Requirements
- Experience: Minimum 5+ years of progressive project or program management experience leading IT implementations within Corporate Real Estate (CRE), Facilities Management, or Capital Program operations.
- Financial Acumen: Strong, demonstrated experience with accrual-based project accounting, budget variance reporting, and corporate monthly financial forecasting.
- Certifications: PMP (Project Management Professional) certification is strongly preferred; candidates must demonstrate solid grounding in traditional waterfall milestone and schedule governance.
- Software & Tool Proficiency:
- Capital Program & Project Management: Hands-on experience with enterprise capital program tools such as EPPM Masterworks (or comparable tools like e-Builder, Primavera P6, or Oracle Unifier).
- Data & Analytics: Advanced, mastery-level proficiency in Microsoft Excel (complex financial modeling, pivot tables, forecasting, and data analysis).
- Collaboration & PM Tools: Proven working proficiency with SharePoint, Microsoft Project, Jira, and Confluence.
- Real Estate Domain Knowledge: Familiarity with Corporate Real Estate enterprise software (e.g., IWMS, Tririga, Archibus, Planon, or similar lease administration, building management, and space planning solutions).
- Communication & Autonomy: Exceptional communication, executive presentation, and vendor coordination skills, with a proven ability to operate independently with high initiative and minimal daily direction.
- Location & Availability: Must be based within the greater Washington, D.C. (or Philadelphia) metropolitan area to participate in local meetings and key team planning sessions as required.
