General Superintendent β Residential Homebuilding
Concord, NC | Full-Time | Field-Based
Base Salary: $100,000β$135,000 DOE + Annual Performance Bonus
Position Overview
We are partnering with a growing, family-owned residential homebuilder in the Concord, NC area to identify an experienced General Superintendent to lead field operations across multiple residential construction projects.
This is a senior field leadership opportunity for someone who knows residential construction inside and out, enjoys mentoring and developing other builders, and can confidently make decisions that keep projects moving forward.
This position is not responsible for personally scheduling and managing every individual home. Instead, the General Superintendent provides technical expertise, leadership, accountability, and oversight to ensure the builders are executing their projects efficiently, on schedule, within budget, and to established quality standards.
The ideal candidate is a seasoned residential construction professional who thrives in the field, enjoys developing others, and can serve as the go-to resource when complex construction challenges arise.
Key Responsibilities
Field Leadership & Construction Oversight
- Oversee residential field operations across multiple active communities and construction sites throughout Cabarrus County, Rowan County, and the greater Charlotte area.
- Provide direct leadership and oversight to two Field Builders responsible for approximately 12β16 homes each.
- Visit active job sites regularly to evaluate construction progress, identify potential issues, and maintain consistent quality standards.
- Serve as the primary technical resource for builders, providing guidance on framing, grading, site preparation, structural details, inspections, and other construction challenges.
- Resolve field issues independently whenever possible, escalating significant concerns to the Vice President of Construction when appropriate.
- Ensure construction activities align with approved plans, budgets, schedules, building codes, and company expectations.
Team Leadership & Development
- Mentor and develop less-experienced builders, helping strengthen their construction knowledge, decision-making, and leadership capabilities.
- Conduct regular one-on-one meetings with builders to review job progress, schedules, budgets, and areas requiring additional support.
- Establish clear expectations and hold builders accountable for performance, quality, and timely project completion.
- Provide hands-on coaching and practical solutions when builders encounter unfamiliar construction challenges.
- Support the long-term development of the field team and identify opportunities for process improvements.
Scheduling, Budget & Operational Efficiency
- Oversee builder-managed construction schedules to ensure projects remain on track and delays are addressed proactively.
- Review project budgets, cost variances, and subcontractor pricing to identify opportunities for cost savings.
- Help builders evaluate construction decisions that affect project profitability, efficiency, and timelines.
- Identify potential bottlenecks and implement practical solutions to keep construction moving.
- Conduct weekly reviews with builders and provide the Vice President of Construction with updates on project progress, risks, budget concerns, and proposed solutions.
- Strengthen existing field processes to improve efficiency and consistency across all active projects.
Subcontractor Management & Quality Control
- Support builders in managing subcontractor performance, workmanship, scheduling, and accountability.
- Step in to resolve complex trade-related issues, pricing concerns, and construction challenges when needed.
- Maintain strong relationships with trade partners while reinforcing company expectations for quality, professionalism, and timeliness.
- Ensure homes meet company quality standards throughout construction, including framing, pre-drywall, final inspections, and closing preparation.
- Promote safe job sites and compliance with applicable building codes, OSHA regulations, and company safety policies.
Technology & Reporting
- Utilize Buildertrend or comparable residential construction management software to monitor project schedules, budgets, documentation, and builder performance.
- Ensure field teams are maintaining accurate and timely project information within the company's construction management systems.
- Support the adoption of technology, automation, and AI-enabled tools that improve field productivity and operational efficiency.
- Communicate clearly with leadership regarding project performance, emerging concerns, and recommended solutions.
Required Qualifications
- 7β10+ years of residential construction experience, preferably within production homebuilding.
- Demonstrated experience leading, supervising, or mentoring residential superintendents, builders, or field construction teams.
- Strong understanding of residential construction from site preparation and foundation through framing, mechanical systems, finishes, inspections, and closing.
- Advanced practical knowledge of framing, grading, site development, and residential construction problem-solving.
- Experience overseeing multiple residential projects or communities simultaneously.
- Proven ability to coach field personnel, hold teams accountable, and resolve construction challenges independently.
- Strong understanding of construction schedules, subcontractor management, budgets, cost controls, and quality standards.
- Experience using Buildertrend or comparable construction management software.
- Comfortable adopting new technology, digital workflows, and AI-supported tools.
- Strong communication, organizational, and decision-making skills.
- Valid driver's license and ability to travel between active job sites throughout the region.
Preferred Qualifications
- Experience with a large or established production homebuilder.
- Background combining production homebuilding with custom or semi-custom residential construction.
- Experience supervising multiple builders or superintendents across active communities.
- Familiarity with spec-built homes, infill lots, duplexes, triplexes, and higher-end residential developments.
- Experience improving construction cycle times, field efficiency, and builder performance.
- OSHA 30 certification or related construction safety training.
- Degree in Construction Management or a related field, or equivalent hands-on construction experience.
What Makes Someone Successful in This Role?
We're looking for someone who:
