Project Manager (Maintenance)

Job Description:
We are seeking anexperienced Project Manager (Maintenance) to join our Abu Dhabi operations team. The role is responsible for planning, coordinating, and deliveringmultiple fit-out and maintenance projects across commercial and industrial facilities. The successful candidate will ensure assets remain safe, compliant, and operational while managing resources, contractors, and stakeholders to deliver projectson time, within budget, and to specification.

Key Responsibilities – Project Delivery & Maintenance Operations

• Plan, organise, and managefit-out and maintenance projects from initiation to close-out, including reactive, preventive, and planned activities.

• Develop and maintainproject schedules, resource plans, KPIs, and maintenance programmes to ensure timely delivery and minimal disruption.

• Prepare and manageproject budgets, track costs, and implement cost-control measures.

• Coordinate and supervise contractors, suppliers, and internal teams to ensure works are completedsafely, efficiently, and to specification.

• Conduct site inspections, condition surveys, and risk assessments; identify defects and opportunities for improvement.

• Ensure compliance withUAE statutory regulations, local building codes, fire & life safety standards, and company policies.

• Produce and review project documentation includingscope of works, method statements, handover packs, and as-built records.

• Manage work orders, spare parts, and materials procurement to supportuninterrupted maintenance activities.

• Supportcommissioning, testing, and validation for repaired or upgraded systems; resolve technical issues in collaboration with engineers.

• Maintainstrong stakeholder engagement with operations, facilities management, consultants, clients, and project sponsors.

• Drivecontinuous improvement initiatives to optimize maintenance practices, asset lifecycle, and project efficiency.

Essential Skills – Planning, Technical Knowledge & Communication

• Project management: Minimum10 years’ experience managing multiple fit-out and maintenance projects simultaneously.

• Technical knowledge: Strong understanding ofbuilding services, HVAC, MEP systems, fire & life safety (FLS), and fit-out project requirements.

• Leadership: Proven ability tolead project teams, coordinate contractors, and mentor junior engineers/technicians.

• Specification & design review: Capable of reviewingdesigns, specifications, and technical drawings for compliance and constructability.

• Reporting: Experience preparingproject reports, KPIs, schedules, and management dashboards.

• Communication: Excellent verbal and written skills to liaise with clients, consultants, contractors, and internal teams.

• IT literacy: Proficient with MS Office, CMMS, and project management or asset management software

Essential Qualifications and Experience

• Bachelor’s degree or diploma inMechanical, Electrical, Civil, Building Services, Engineering, or related discipline.

• Minimum10 years’ experience managingmaintenance and fit-out projects in commercial, industrial, or infrastructure environments.

• Proven experience handlingmultiple projects simultaneously, from planning through execution to close-outwithin budget.

• Strong knowledge ofspecifications, design review, FLS, KPIs, and project reporting.

• Experience withcontractor management, CMMS, and project scheduling software.

• Valid UAE driving licence required.

• Willingness to travel to client sites and work flexible hours when required.
