The Facilities Manager oversees and performs a wide range of general maintenance, repair, and operational tasks to ensure all properties remain safe, functional, and well-maintained. This role includes management of both Goodwill of Middle Georgia properties and external contracted buildings through our Good Buildings Facilities Management startāup, working closely with the Director of Facilities Managment to deliver highāquality services.
General
- Direct supervision of Facilities Maintenance Foreman, one or more Facilities Maintenance Technicians, Good Buildings personnel, and external contractors/vendors.
- Serve as the primary client-facing liaison for Good Buildingsā external customers.
- Conduct regular inspections and preventative maintenance across a portfolio of properties, including plumbing, electrical systems, roofing, and general building structure.
- Implement timely repair solutionsāsuch as basic carpentry, plumbing, painting, and electricalāwhile ensuring compliance with safety and operational standards.
Property Portfolio
- Manage facilities across Middle Georgia, including:
- Goodwill retail stores and donation sites
- Helms College educational facilities
- Restaurants and conference centers under Edgarās Hospitality Group
- Job Connection ā Career Centers
- Administrative offices
- Future growth may include additional external client sites via Good Buildings.
Project & Budget Management
- Monitor operational budgets and proactively identify cost-saving measures.
- Identify, evaluate, and coordinate external contractors for major projects and repairs.
- Maintain supply and equipment inventories; collaborate with the Director of Facilities on ordering and procurement.
Compliance & Safety
- Ensure all properties and work sites adhere to relevant health, safety, and regulatory standards.
- Report hazards immediately and participate in ongoing safety training initiatives.
Emergency Response & Recordkeeping
- Act as primary responder for emergency maintenance issues and urgent repairs.
- Maintain comprehensive records of maintenance activities, inspections, and repairs using work order or facilities management systems.
Collaboration & Stakeholder Engagement
- Work closely with on-site staff, external contractors, and leadership on improvement projects and daily operations.
- Attend community and Goodwill meetings as requested or assigned.
- Uphold strong client relations for external Good Buildings contracts.
Other Duties
- Perform additional duties as assigned to support organizational goals.
Qualifications
- Vocational or trade school certiļ¬cation preferred. HVAC certiļ¬cation preferred.
- Minimum of three (3) years experience in construction, property management, facilities management, or related ļ¬eld.
- Strong leadership and vendor-management capabilities.
- Highly skilled in preventative maintenance, building systems, and safety compliance.
- Excellent communication skills, both client and team-facing.
- Minimum of one (1) year experience managing or supervisingothers.
- Must be physically ļ¬t and able to climb ladders, scaļ¬olds and platforms. Required to work on diļ¬erent types of equipment levels and able to lift 75 pounds of weight. Position requires frequent bending, stooping, crouching, kneeling, pushing, and pulling. Occasionally required to perform duties outdoors during inclement weather.
- Valid driver's license and a clean motor vehicle report(MVR).
