POSITION SUMMARY & ESSENTIAL RESPONSIBILITIES
The Marketing Director will lead the execution, and performance of marketing for Shea Homes Colorado (SHCO) and its master-planned communities (MPCs). This role translates division and community business objectives into integrated brand, demand-generation, customer-engagement, and sales-support programs; directs internal teams, ad agencies, consultants, and partners; and ensures resources are aligned to measurable business results.
The Director is accountable for brand oversight, integrated marketing strategy, digital performance, budget management, community activation, sales alignment, industry outreach, and leadership of the marketing and Information Center functions.
BRAND STRATEGY
Brand Strategy and Development: Partner with division leadership, community development, sales, consultants, and agencies to define and activate the vision, positioning, value proposition, naming, messaging, and consumer-awareness strategy for SHCO and each MPC. Translate the brand into a cohesive customer experience across websites, digital media, collateral, signage, Information Centers, amenities, events, and other community touchpoints.
INTEGRATED MARKETING, CREATIVE, & COMMUNITY ACTIVATION
Brand Governance: Establish and enforce brand, messaging, creative, and signage standards across communities, collections, builder partners, amenity partners, and marketing channels. Direct division implementation of corporate brand and rebranding initiatives while protecting consistency, quality, and local market relevance.
Integrated Planning and Campaigns: Develop and lead annual and project-specific marketing plans, campaigns, media strategies, communication calendars, promotions, events, nurture programs, and social strategies. Set objectives, audiences, messaging, channel mix, schedules, and success measures; approve creative and ensure timely execution across paid, owned, earned, and community-based channels.
Creative and Content: Oversee concept, design, production, and quality of websites, landing pages, digital advertising, email, social content, video, brochures, fact sheets, maps, sales collateral, presentations, branded merchandise, and community storytelling materials.
Community Activation and Signage: Lead marketing and communications for community launches, grand openings, promotions, and special events. Oversee the strategy, design, placement, production, and maintenance of community, model-home, billboard, monument, wayfinding, and directional signage programs.
DIGITAL PERFORMANCE, ANALYTICS, & BUDGET MANAGEMENT
Digital Strategy and Customer Acquisition: Direct website, search, display, email, social, video, CRM/nurture, and other digital programs to maximize visibility, engagement, qualified traffic, and conversion for the division, communities, Information Centers, and model collections.
Budget and Agency Management: Build and manage division and MPC marketing budgets, forecasts, media plans, resource allocations, invoices, and reconciliations. Direct agencies, media and analytics partners, vendors, and consultants; establish scopes, timelines, deliverables, and performance expectations; and ensure efficient use of funds.
Measurement and Optimization: Define KPIs and reporting for campaigns, websites, media, lead generation, traffic quality, engagement, and conversion. Use analytics and business results to evaluate effectiveness, communicate insights, optimize channel and budget decisions, and improve return on marketing investment.
SALES ALIGNMENT, COMMUNITY EXPERIENCE, & STRATEGIC PARTNERSHIPS
Sales and Community Alignment: Collaborate with sales leadership and management to align marketing priorities with sales goals, inventory needs, community launches, buyer trends, and local market conditions. Lead and direct the Marketing/Social Media Manager to ensure marketing strategies, campaigns, and communications are aligned with business objectives and effectively executed. Ensure alignment across the SHCO marketing and information center teams on brand strategy, campaign priorities, key messaging, and business objectives, and communicate relevant marketing initiatives, messaging, and resources to SHCO sales teams, Information Center teams and builder partners as needed.
Builder and Partner Marketing: Lead co-op marketing and lead-nurture programs with builder partners, maintain strong partner relationships, facilitate regular strategy and performance updates, and coordinate with amenity and community partners to expand awareness and traffic.
Information Center Strategy: Direct the design, functionality, storytelling, operations, and marketing role of Information Centers. Establish standards for guest experience, registration, CRM management, follow-up, presentations, talking points, and weekly traffic reporting; where no center exists, provide equivalent tools for marketing and sales teams, as well as amenity partners to utilize.
Outreach and Industry Relations: Develop community, consumer, realtor, and business outreach programs and maintain productive relationships with relevant organizations, including HBA, PWB, chambers, realtor associations, community-development groups, and municipalities. Represent and promote SHCO and its communities at appropriate industry and community events.
ORGANIZATIONAL LEADERSHIP
Team Leadership: Lead, coach, and develop the marketing, social media and Information Center teams; set priorities, clarify accountability, manage workload and resources, evaluate performance, and recommend future staffing and capability needs. Foster a collaborative, accountable, service-oriented, and continuously improving culture.
Executive and Stakeholder Partnership: Serve as the division’s senior marketing advisor and build effective relationships across executive leadership, land development, sales, operations, corporate marketing, builder and trade partners, agencies, consultants, and community stakeholders. Communicate priorities, risks, results, and recommendations clearly and ensure marketing commitments are delivered.
QUALIFICATIONS/SKILLS & KNOWLEDGE REQUIREMENTS
Bachelor’s degree in marketing, business, communications, or a related field, or equivalent relevant experience.Â
Requires progressive marketing leadership experience with demonstrated success in brand strategy, integrated campaigns, digital marketing, budget ownership, analytics, agency management, and team development; experience in homebuilding, real estate, master-planned communities, or a related consumer business is strongly preferred.Â
Must demonstrate strategic judgment, executive presence, financial and analytical acumen, strong customer and sales orientation, and exceptional written, verbal, presentation, negotiation, relationship-management, and organizational skills.Â
Must be able to lead through influence, manage multiple priorities in a fast-paced environment, and operate effectively with limited supervision.Â
