Director, Asset Management

The Director, Asset Management will serve as a key partner to the Head of Asset Management and provide senior leadership across the full asset management life cycle of ESR’s logistics and distribution centre portfolio in Japan. The role will combine portfolio-level judgement, hands-on execution and team leadership to enhance asset performance, manage risk and support the continued growth of the platform.

Key Responsibilities:
•Demonstrate visible leadership within the Asset Management team by setting priorities, coaching and mentoring team members, delegating effectively, strengthening collaboration and accountability, and building succession capability.

•Represent ESR professionally and build trusted, long-term relationships across the real estate and investment community.

• Lead the full asset management life cycle for assigned logistics assets, including post-acquisition transition, business planning, leasing strategy, operations, capital expenditure, financing and refinancing, valuation, disposition planning and transaction execution.

• Own asset and portfolio business plans, annual operating and capital budgets, forecasts and performance reviews; critically assess variances, risks and opportunities and drive timely corrective actions.

• Drive initiatives to grow NOI, occupancy and tenant retention, improve operating efficiency and enhance long-term asset value in partnership with Leasing, Property Management, Development and other specialist teams.

• Represent Asset Management in investor and fund reviews, investment committee materials, portfolio strategy discussions and other senior-level presentations.

• Lead high-level communication, reporting and negotiations with investors and joint-venture partners, lenders, trust banks, tenants, property managers, valuation firms, insurance brokers, advisers and service providers.

• Coordinate cross-functional execution with Fund Management, Investment, Finance, Accounting, Tax, Legal, Compliance, Leasing, Development and Property Management teams.

• Support acquisitions, dispositions, refinancing and other capital events through strategic evaluation, due diligence oversight, integration planning and execution leadership.

• Provide senior oversight of asset management reports, cash-flow projections, valuations, approval papers, lender materials, investor reporting and other key deliverables, ensuring accuracy, timeliness and clear accountability.

• Maintain strong portfolio governance and risk controls, including compliance with investment mandates, financing terms and covenants, contracts, internal policies and applicable requirements.

• Drive ESG, sustainability, resilience and operational-efficiency initiatives that support tenant engagement, portfolio performance and long-term asset value.

• Lead continuous improvement of asset management standards, analytics, data quality, reporting tools, workflows and governance frameworks across the platform.

• Perform other duties and strategic projects related to the Asset Management function as required.

• 取得後の移管、事業計画、リーシング戦略、物件運営、設備投資、ファイナンス・リファイナンス、バリュエーション、売却計画および取引実行を含む、物流施設のアセットマネジメント全ライフサイクルを主導する。

• 資産およびポートフォリオの事業計画、年間運営・設備投資予算、予測、実績レビューを統括し、差異、リスクおよび機会を精査したうえで、適時に改善策を推進する。

• リーシング、プロパティマネジメント、開発その他の専門部門と連携し、NOI、稼働率、テナント維持率、運営効率および中長期的な資産価値の向上施策を推進する。

• 投資家・ファンドレビュー、投資委員会資料、ポートフォリオ戦略会議その他のシニアレベルのプレゼンテーションにおいてAsset Management機能を代表する。

• 投資家、レンダー、信託銀行、テナント、PM会社、鑑定会社、保険ブローカー、アドバイザーおよびサービスプロバイダーとの重要なコミュニケーション、レポーティングおよび交渉を主導する。

• ファンドマネジメント、投資、財務、経理、税務、法務、コンプライアンス、リーシング、開発およびプロパティマネジメントの各部門と連携し、部門横断の実行を推進する。

• 取得、売却、リファイナンスその他の資本取引について、戦略評価、デューデリジェンスの監督、取得後の移管計画および実行を支援・主導する。

• AMレポート、キャッシュフロー予測、バリュエーション、社内決裁資料、レンダー向け資料、投資家レポートその他の重要成果物をレビュー・監督し、正確性、適時性および明確な責任体制を確保する。

• 投資方針、融資条件・コベナンツ、各種契約、社内規程および適用要件に沿って、ポートフォリオ全体のガバナンスおよびリスク管理を維持・強化する。

• テナントとの関係、ポートフォリオのパフォーマンスおよび中長期的な資産価値の向上につながるESG、サステナビリティ、レジリエンスおよび運営効率化の施策を推進する。

• AM業務の標準、分析手法、データ品質、レポーティングツール、業務プロセスおよびガバナンス体制の継続的な改善を主導する。

• その他、Asset Management機能に関連する業務および戦略プロジェクトを必要に応じて担当する。

Essential Requirements

• More than 10 years of real estate asset management experience in Japan, with a strong track record managing institutional-quality real estate assets.

• Demonstrated responsibility across multiple stages of the investment life cycle, with experience in business planning, leasing, property operations, capital expenditure, financing, valuation, acquisitions and/or dispositions.

• Proven ability to formulate and execute asset and portfolio strategies that improve operating performance, investment returns and long-term value.

• Strong financial modelling, cash-flow analysis, budgeting, valuation, hold/sell analysis and presentation capabilities.

• Experience leading complex relationships and communicating credibly with senior internal and external stakeholders, including institutional investors and capital partners.

• Strong people leadership, including setting direction, developing and mentoring talent, delegating effectively, resolving issues and raising team performance.

• Business-level proficiency in Japanese and English, with the ability to lead discussions and prepare high-quality materials for diverse stakeholders.

• Advanced proficiency in Microsoft Excel and PowerPoint.

Desirable Requirements 

• Experience with logistics, industrial or distribution centre portfolios, particularly within an institutional investor, private fund or REIT environment. 

• A university degree in real estate, finance, business, economics or a related discipline. Relevant qualifications such as ARES Certified Master, CFA or a Japanese real estate license are advantageous.

• Microsoft ExcelおよびPowerPointの高い実務スキル。

• 機関投資家、私募ファンドまたはREIT等における物流施設、産業用不動産または配送センターポートフォリオの運用経験。

• 不動産、財務、経営、経済または関連分野の学士号。不動産証券化協会認定マスター、CFA、宅地建物取引士等の関連資格があれば尚可。
