Essential Duties
⢠Ensure that maintenance schedules are followed as outlined for respective shift or area. Develop and
maintain written maintenance policies and procedures.
⢠Plan, develop, organize, implement, evaluate, and direct the Maintenance Department, its programs and
activities.
⢠Coordinate maintenance services and activities with other related departments (i.e., Dietary, Nursing,
Activities, etc.).
⢠Assume the administrative authority, responsibility, and accountability of directing the Maintenance
Department.
⢠Assist the Infection Control Coordinator in identifying, evaluating, and classifying routine and job
related maintenance functions to ensure that tasks involving the potential exposure to blood/body fluids
are properly identified and recorded.
⢠Inspect storage rooms, workrooms, utility/janitorial closets, etc., for upkeep and supply control.
⢠Participate in facility surveys (inspections) made by authorized government agencies as necessary or as
may be directed.
⢠Review and develop a plan of correction for maintenance deficiencies noted during survey inspections
and provide a written copy of such to the Administrator.
⢠Ensure that services performed by outside vendors are properly completed/supervised in accordance
with contracts/work orders.
⢠Meet with maintenance personnel, on a regularly scheduled basis, and solicit advice from interdepartment supervisors concerning the operation of the maintenance department, assist in identifying
and correcting problem areas, and/or the improvement of services.
⢠Review and check competence of maintenance personnel and make necessary adjustments/corrections as
required or that may become necessary.
⢠Make daily rounds to assure that maintenance personnel are performing required duties and to assure
that appropriate maintenance procedures are being rendered to meet the needs of the facility.
⢠Maintain a productive working relationship with other department supervisors and coordinate
maintenance services to assure that services can be performed without interruption.
⢠Supervise safety and fire protection and prevention programs by inspecting work areas and equipment at
least weekly
⢠Ensure that maintenance personnel follow established safety regulations in the use of equipment and
supplies at all times.
⢠Ensure that all personnel wear and/or use safety equipment and supplies (e.g., back brace, mechanicalĀ
lifts, etc.) when lifting or moving heavy objects.
⢠Ensure that supplies, equipment, etc., are maintained to provide a safe and comfortable environment.
⢠Promptly report equipment or facility damage to the Administrator.
⢠Assume the responsibility for obtaining/maintaining material safety data sheets (MSDSs) for hazardousĀ
chemicals in the maintenance department.
⢠Ensure that containers of hazardous chemicals in the department are properly labeled and stored
⢠Ensure that all maintenance personnel are trained to use labels and MSDSs to recognize hazards and toĀ
follow appropriate protective measures.
⢠Develop, maintain, and implement infection control and universal precautions policies and procedures toĀ
assure that a sanitary environment is maintained at all times and that aseptic and isolation techniques areĀ
followed by all maintenance personnel.
⢠Ensure that all personnel performing tasks that involve potential exposure to blood, body fluids, orĀ
hazardous chemicals participate in appropriate in-service training programs prior to performing suchĀ
tasks.
⢠Ensure that maintenance policies and procedures identify appropriate safety precautions and equipmentĀ
to use when performing tasks that could result in bodily injury.
⢠Make periodic rounds to check equipment and to assure that necessary equipment is available andĀ
working properly.
⢠Monitor maintenance procedures to ensure that supplies are used in an efficient manner to avoid waste.
⢠Assist in preparing and planning the Maintenance Departmentās budget for equipment, supplies, andĀ
labor and submit to the Administrator for review, recommendations, and approval.
⢠Maintain current written records of department expenditures and assure that adequate financial recordsĀ
and cost reports are submitted to the Administrator upon request or as necessary.
⢠Make weekly inspections of all maintenance functions to assure that quality control measures areĀ
continually maintained.
⢠Maintain the confidentiality of all resident care information including protected health information.Ā
⢠Be prepared to handle emergencies as they come up (i.e., rescheduling maintenance work schedules,Ā
etc.).
⢠Be sure that appropriate medical waste is disposed of in accordance with our facilityās establishedĀ
procedures.
Supervisory Requirements
This position has supervisor responsibilities
Qualification
Education and/or Experience Must possess, as a minimum, a high school education or itsĀ
equivalent. Must have, as a minimum, three (3) years experience inĀ
a supervisory capacity, in a maintenance/plant related position.
Must be knowledgeable of boilers, compressors, generators, etc., asĀ
well as various mechanical, electrical and plumbing systems.
Must have the ability to read and interpret blueprints.
Must be knowledgeable in building codes and safety regulations.
Language Skills Must possess the ability to make independent decisions, to followĀ
instructions, and to accept constructive criticism. Ability to dealĀ
tactfully with personnel, residents, family members, visitors,Ā
government agencies/personnel, and the general public.
Must maintain the care and use of supplies, equipment, etc., andĀ
maintain the appearance of maintenance work areas. Ability to seekĀ
out new methods and principles and be willing to incorporate themĀ
into existing maintenance practices.
Mathematical Skills Ability to apply concepts such as fractions, percentages, ratios andĀ
proportions to practical situations.
Reasoning Ability Ability to solve practical problems and deal with a variety ofĀ
concrete variables in situations where only limited standardizationĀ
exists. Ability to interpret a variety of instructions furnished inĀ
written, oral, diagram, or schedule form.
Certificates, Licenses, Registrations Must be licensed in accordance with current applicable standards,Ā
codes, labor laws, etc.

The employee must occasionally lift and/or move up to 25 pounds. Prolonged use of a desk top or laptopĀ
computer. While performing the duties of this job, the employee is regularly required to sit, stand; walk andĀ
talk, read or hear. Frequent use of all office related equipment to include; copier/scanner/fax, telephone, andĀ
calculator.
May be necessary to assist in the evacuation of residents during emergency situations.
