Construction Officer, Data Centre

As part of ESR Japan’s construction management team, you will work with ESR and ESR’s JV partners to ensure the smooth and efficient design, procurement, construction, and delivery of ESR’s new JV data centres across Japan. You will be responsible for the project management and delivery of our JV data centres in Japan.

-Key Responsibilities-

Project Management /プロジェクトマネジメント

• Prepare planning and development schedule. 

• Prepare construction budget. 

• Prepare bidding outline for prospective design firms, constructors and other parties concerned. 

• Manage construction budget, building specification with ESR Data Center team and design firms, selected contactors. 

• Hold periodic meetings with design firms, selected constructors, etc.  

• Assist Data Center team for development and leasing via proposing and explaining building details from technical aspects. 

• Improve building specification if necessary.

• 設計会社、施工会社その他の関係者に向けた入札概要・要項を作成する。 
• 設計会社、選定された施工会社等との定例会議を実施する。 
• 建物の詳細・仕様について技術的な観点から提案・説明を行い、Data Centreチームの開発およびリーシング業務を支援する。 
• 必要に応じて建物仕様を改善する。 

Ground-Related /土地関連業務

• Conduct technical due diligence on candidate lands. 

• Prepare development schedule. 

• Study disaster risks  

• Liaise with regulatory authorities. 
• 開発候補地に対する技術デューデリジェンスを実施する。 
• 開発スケジュールを策定する。 
• 災害リスクを調査・検討する。 
• 関係行政機関との調整・折衝を行う。 

Planning/プランニング 

• Check and adjust volume plan. 

• Supervise design firms. 
• ボリュームプランを確認・調整する。 
• 設計会社を監督する。 

Other Duties Including/その他の業務

• Direct interface with construction general contractors during the bidding, award, execution, and project closeout phases. 

• Conduct negotiations with general contractors and evaluate bids/proposals with detail and accuracy. 

• Create construction project scope and request for proposals. 

• Financial analysis of construction. 

• Construction project management for specific initiatives aimed at increasing the resiliency of our data centers. 

• Constructability reviews of electrical and mechanical designs associated with the construction of new data centers or optimization of existing data centers. 

• Construction document management including submittal review, RFI’s, change orders, and invoicing. 

• Construction project quality control. 

• Record and report key construction metrics to team members and management. 

• Drive teams to perform troubleshooting and root-cause failure analysis associated with equipment failures. 

• Be a leader within the group as well as within internal and external teams that support the data center. 

• Perform effective cross-functional tasks for the construction management team 
• 入札、発注、施工およびプロジェクト完了の各フェーズにおいて、建設ゼネコンとの直接的な窓口として対応する。 
• ゼネコンとの交渉を行い、入札・提案内容を詳細かつ正確に評価する。 
• 建設プロジェクトの業務範囲およびRFP（提案依頼書）を作成する。 
• 建設に関する財務分析を行う。 
• データセンターのレジリエンス向上を目的とした施策について、建設プロジェクトマネジメントを行う。 
• 新規データセンターの建設または既存データセンターの最適化に関連する電気・機械設備設計について、施工性レビューを行う。
• 提出書類のレビュー、RFI（情報提供依頼）、変更指示および請求書を含む建設関連文書を管理する。 
• 建設プロジェクトの品質管理を行う。 
• 主要な建設プロジェクト指標を記録し、チームメンバーおよびマネジメントに報告する。 
• 設備故障に関するトラブルシューティングおよび根本原因分析をチームとともに推進する。 
• グループ内ならびにデータセンターを支援する社内外のチームにおいて、リーダーシップを発揮する。
• コンストラクションマネジメントチームにおける効果的な部門横断業務を遂行する。 

• More than 5+ years of experience in construction or project management, ideally involving large-scale or mission-critical facilities. 

• Experience managing projects through design, procurement, construction and handover. 

• Strong knowledge of cost, schedule, quality and risk management. 

• Experience managing general contractors, design firms and other external consultants. 

• Good understanding of building construction and electrical/mechanical (MEP) systems. 

• Strong communication, negotiation and stakeholder management skills. 

• Business-level Japanese and English. 

• Data centre construction experience and relevant professional qualifications are advantageous. 
• 建設またはプロジェクトマネジメントにおける5年以上の実務経験。大規模施設またはミッションクリティカル施設の経験があれば望ましい。 
• 設計、調達、建設から竣工・引渡しまで、プロジェクトを一貫してマネジメントした経験。 
• コスト、スケジュール、品質およびリスク管理に関する高い知識。 
• ゼネコン、設計会社その他の外部コンサルタントを管理した経験。
• 建築工事および電気・機械設備（MEP）に関する十分な理解。 
• 高いコミュニケーション力、交渉力およびステークホルダーマネジメント能力。 
• 日本語・英語ともにビジネスレベル。
• データセンター建設の経験および関連する専門資格があれば尚可。
