GENERAL STATEMENT OF JOB

Ā

The Commercial Preconstruction & Operations Manager is responsible for developing and leading the operating structure that supports Stancil Services’ commercial and multifamily customers across the Paint & Drywall Division.

This position serves as a key connection between Business Development, Sales, Estimating, Preconstruction, Project Management, and field production to ensure commercial opportunities are properly evaluated, planned, transitioned, and executed from initial pursuit through project closeout.

The role focuses on commercial and multifamily customers whose construction products align with Stancil’s core capabilities and labor strengths. These products include townhomes, build-to-rent and single-family communities, duets, casitas, garden-style multifamily developments, and other repeatable residential-style commercial construction.

The Commercial Preconstruction & Operations Manager works across Stancil’s residential and commercial production teams, leveraging the company’s established labor base, purchasing capabilities, trade knowledge, and operating infrastructure to create a differentiated offering for commercial and multifamily general contractors.

This is a hands-on leadership position responsible for more than managing individual projects. The position is expected to build repeatable processes, establish clear operating standards, develop Project Managers and Superintendent leaders, strengthen operational customer relationships, and create an operating model that can be consistently executed across North and South Carolina.

Ā

SUPERVISORY RESPONSIBILITIES

Ā

Provides operational leadership, coaching, and accountability for assigned Commercial Project Managers and superintendent leaders within the approved organizational structure. Collaborates with residential and commercial production leadership to establish consistent operating standards, coordinate resources, and improve project performance. Direct reporting relationships, personnel decisions, and resource authority are defined by divisional leadership. During the organizational transition, this position reports to the Chief Executive Officer; reporting relationships may evolve as the integrated Paint & Drywall Division structure is finalized.

Ā

OPERATING PRINCIPLES & LEADERSHIP ALIGNMENT

This role strengthens and connects existing residential and commercial capabilities within one Paint & Drywall Division. It is not intended to establish a separate commercial operating structure or duplicate functions already supported by other teams.

Partner with residential and commercial production leaders to align manpower, schedules, priorities, and shared resources. Coordinate changes to existing labor commitments through the leaders responsible for those resources.

Strengthen Project Manager, Superintendent, and Foreman performance through coaching, clear expectations, consistent standards, and accountability while preserving their responsibility for day-to-day execution.

Collaborate with Estimating, Sales, Business Development, Purchasing, and other functional leaders rather than independently assuming ownership of their responsibilities. Work within established contract, pricing, financial, staffing, and personnel approval processes.

Evaluate commercial opportunities collaboratively against approved customer and project profiles, available capabilities, operational capacity, risk, and profitability expectations rather than pursuing volume alone.

Develop and implement practical processes with the teams responsible for using them. Favor clear ownership, simplicity, adoption, and measurable results over additional administrative layers.

Ā

Integrated Production Model

  • Work across Stancil’s residential and commercial operating teams to identify opportunities where existing labor, subcontractor relationships, purchasing power, field resources, and production systems can support targeted commercial customers.
  • Develop clear guidelines for determining when work should be supported by residential production resources, commercial production resources, in-house labor, subcontract labor, or specialized commercial resources.

    • Expected gross profit
  • Ensure Project Managers understand not only what has been spent, but also where each project is expected to finish financially.
  • Review project financial performance and help develop corrective-action plans when actual or projected results deviate from expectations.

Ā

Process & Continuous Improvement

  • Identify recurring operational problems and convert lessons learned into repeatable processes.
  • Develop standard operating procedures (SOPs), templates, reporting standards, meeting cadences, and accountability systems that simplify execution rather than adding unnecessary administration.
  • Work with leadership to standardize successful practices across commercial operations.
  • Measure the adoption and effectiveness of processes rather than considering a process complete simply because it has been documented.
