About the Client
Our client is the property management arm of a growing real estate investment company with approximately 250 units currently under management across a diverse portfolio of single-family homes, small multifamily properties, and duplexes. The company is continuing to grow its portfolio and is looking for an experienced operations leader who can help build the infrastructure, systems, and processes needed to support that growth while maintaining a high level of service for both property owners and residents.
Job Summary
The Director of Operations will have full operational oversight of the property management business and will be empowered to run the show. This is not a role for someone who simply manages an existing playbook β the company is looking for a highly entrepreneurial operator who can take ownership, identify what is and isn't working, build better systems, and hold the organization accountable to results. This individual will oversee everything from maintenance schedules and vendor coordination to billing, resident and property churn, leasing, team performance, and day-to-day operations. The Director will have direct oversight of an in-house Leasing Agent, Housekeeping, Virtual Assistant, and Operations Manager. Equity is on the table for the right person based on performance and delivery - Fast track to COO. This is an opportunity for a full-blown operator to step into a growing business, take charge of the operation, and build the systems and infrastructure that allow it to scale.

Essential Duties & Responsibilities
Take full operational ownership of the property management business and establish clear accountability across all functions.
Develop, implement, and continuously improve operating systems, processes, workflows, and standards across the organization.
Oversee property maintenance operations, including preventative maintenance schedules, work orders, vendors, response times, and completion.
Manage property-level financial operations, including billing, collections, expenses, vendor payments, and operational cost controls.
Monitor and reduce resident and property churn by identifying trends, addressing service issues, and improving retention.
Oversee leasing operations and ensure vacancies are marketed, toured, leased, and turned over efficiently.
Lead and manage the Operations Manager, Leasing Agent, Housekeeping, and Virtual Assistant while establishing clear expectations and performance metrics.
Build and manage relationships with contractors, vendors, service providers, and other operational partners.
Establish KPIs and reporting systems to measure occupancy, maintenance performance, turnover, collections, profitability, and overall operational efficiency.
Partner with ownership on business growth initiatives, identifying opportunities to increase efficiency, improve profitability, expand the management portfolio, and build a scalable operation.
Qualifications
7+ years of progressive experience in property management, real estate operations, business operations, or a closely related field.
Demonstrated experience managing the day-to-day operations of a property management or real estate organization.
Strong understanding of residential property management, including leasing, maintenance, turnover, resident relations, and vendor management.
Proven ability to build, implement, and improve operational systems and processes.
Entrepreneurial mindset with a willingness to take ownership, make decisions, and operate with significant autonomy.
Demonstrated experience leading teams and holding direct reports accountable to measurable performance standards.
Strong financial and business acumen, with the ability to understand budgets, operating expenses, profitability, and key business metrics.
Highly organized and comfortable managing multiple priorities, properties, vendors, employees, and operational issues simultaneously.
Strong problem-solving skills with a practical, hands-on approach to getting things done.
Willingness to work on-site in Columbus, Ohio and take full responsibility for the operation rather than functioning solely in an advisory or administrative capacity.
