About the Role:
The Mortgage Lending Officer is a member-focused mortgage professional responsible for assisting members and prospective borrowers who initiate contact with the Credit Union regarding residential mortgage financing. This position serves as a primary point of contact throughout the mortgage process, from initial inquiry through closing, while providing knowledgeable, timely, and personalized guidance.

The Mortgage Lending Specialist evaluates members’ financial needs, discusses available mortgage products and financing options, gathers and reviews required documentation, and ensures applications are structured and processed in accordance with established lending guidelines and regulatory requirements.

This is an inbound-focused position. Success in this role is driven by responsiveness to member inquiries, effective management of assigned mortgage opportunities, consultative conversations, timely follow-up, and the ability to convert inbound member needs into completed mortgage relationships. The position’s main focus is not cold calling or prospecting, however during slower times, some prospecting may be required.  The Mortgage Lending Officer works closely with Mortgage Processors, Credit Analysts, Lending Support Specialists, Underwriting, Closing, and other internal and external partners to provide an efficient, accurate, and exceptional member experience.

Responsibilities:
- Respond promptly and professionally to inbound mortgage inquiries received by phone, email, online banking, digital channels, referrals from Credit Union employees, and other approved internal sources.
- Conduct thorough interviews with members and prospective borrowers to understand their home financing needs, financial circumstances, goals, and preferred timing.
- Educate members on available mortgage products, terms, rates, requirements, repayment options, and associated costs to help them understand their financing alternatives.
- Recommend appropriate mortgage solutions based on the member’s stated needs, financial profile, loan purpose, and applicable Credit Union lending programs.
- Discuss mortgage and other applicable lending products, including non-home-equity products, and identify appropriate opportunities to refer members to other Credit Union departments or products.
- Initiate and manage the mortgage application process from initial inquiry through closing.
- Obtain, review, and analyze borrower information and documentation to determine eligibility and ensure applications are complete and accurately presented.
- Underwrite and approve mortgage applications within established individual lending authority and Credit Union lending guidelines.
- Underwrite mortgage applications to ensure borrowers meet applicable program requirements and that credit decisions are consistent with established risk parameters.
- Review, underwrite, recommend, approve, or decline loan requests within established individual lending authority and make recommendations to management for requests outside individual approval limits or established program guidelines.
- Coordinate mortgage loans involving higher levels of complexity, value, or risk and work with appropriate internal partners to ensure timely resolution of issues.
- Maintain ownership of the assigned member relationship and serve as a consistent point of contact throughout the mortgage process.
- Provide proactive and timely status updates to members and borrowers regarding application milestones, outstanding documentation, underwriting decisions, closing requirements, and other material developments.
- Respond to inbound member calls, emails, online banking inquiries, and other approved communication channels regarding mortgage applications and related lending needs.
- Manage follow-up activities on assigned inbound mortgage opportunities to ensure members receive timely responses and applications continue moving forward.
- Work closely with Mortgage Processors, Credit Analysts, Lending Support Specialists, Underwriting, Closing, and other internal partners to ensure mortgage applications are processed accurately and efficiently.
- Provide appropriate direction and clarification to lending support staff and mortgage processors regarding application requirements, documentation, loan structure, and member needs.
- Coordinate with title agents, appraisal management companies, private mortgage insurance providers, correspondent lending partners, and other transaction participants as necessary to facilitate timely mortgage closings.
- Ensure preliminary disclosures, closing documents, and other required loan documentation are accurate and completed within established timeframes.
- Assess and execute appropriate pricing and sale of residential mortgage loans in accordance with Credit Union policies and secondary-market requirements.
- Maintain a high level of accuracy and quality, with an established file quality target of 97% or greater.
- Identify appropriate opportunities to deepen existing member relationships through mortgage lending and other Credit Union products and services.
- Proactively evaluate applicants for eligibility for additional Credit Union lending products, services, and financial solutions and make appropriate referrals when those needs fall outside the scope of the position.
- Maintain a thorough understanding of Credit Union mortgage products, underwriting guidelines, pricing, documentation requirements, and applicable regulatory requirements.
- Stay current on changes affecting mortgage lending practices, products, regulations, and secondary-market requirements.
- Participate in mortgage lending, real estate, regulatory, and professional development opportunities as appropriate.
- Maintain accurate and complete HMDA-reportable information within the loan origination system.
- Accurately document member interactions, application activity, decisions, conditions, and other required information within applicable systems.
- Maintain appropriate pipeline activity and follow-up to ensure assigned inbound opportunities are handled within established service-level and efficiency expectations.
- Meet established individual and department goals related to mortgage production, loan quality, member experience, response times, efficiency, and fee income.
- Develop and maintain effective personal action plans to achieve established performance objectives and review progress with management as appropriate.
- Comply with all applicable federal and state laws, regulations, Credit Union policies, and lending procedures, including requirements related to NCUA, CFPB, Regulation Z, Regulation B, TILA-RESPA, ECOA, Fair Lending, Fair Housing, Wisconsin Consumer Act, HOEPA, HPML, BSA, Ability-to-Repay, and other applicable mortgage lending requirements.

Position Requirements:
- This position is remote.
- Your set schedule will be Monday – Friday 8am – 5pm CST.Â
- Associate degree in business, finance, banking, or a related field, or equivalent combination of education and relevant experience is Required.
- Minimum of 1 year of current mortgage lending experience within a financial institution is Required.
- An active NMLS Mortgage Loan Originator Identifier is Required.
- Demonstrated knowledge of residential mortgage lending products, underwriting principles, documentation requirements, and applicable regulations.
- Strong analytical, organizational, and problem-solving skills.
- Ability to manage multiple mortgage applications and priorities while maintaining accuracy and established service-level expectations.
- Proficiency with Microsoft Office applications, including Word and Excel, and the ability to learn and effectively use mortgage loan origination and other Credit Union systems.
