Project Manager, Preconstruction Services

About the role

BUILD IT's Preconstruction Services team carries a project from design through permitting into construction, all under one roof — getting involved early, while a project is still being designed, and keeping a construction budget in mind throughout so what gets designed is also what can be built, on budget.

As Project Manager, Preconstruction Services, you'll own that mandate from initial RFP through to the start of construction. You'll represent the project across feasibility, design development, and permitting — leading constructability review, value engineering, high-level budget oversight, and consultant procurement — so the handoff from design into build is seamless.

What you'll do

• Review designs for buildability and lead value engineering with the design team
• Track project costs at a high level and support GMP development and owner negotiation
• Own consultant procurement — RFPs, quote comparison, and contract negotiation
• Build and maintain the project schedule from feasibility through to construction start
• Initiate long-lead procurement and advise on site logistics and phasing
• Lead preconstruction meetings, client relationships, and site visits
• Own a formal handoff to the construction team, with full documentation

What we're looking for

• Bachelor's degree in construction management, engineering, architecture, or a related field
• 5–8 years of relevant experience in preconstruction, project management, or a related role within commercial construction
• Strong technical judgment and the confidence to flag risk early
  
• Excellent communication skills — you'll be managing clients, consultants, and internal teams at once
• Proficiency with Procore and AI tools
