General Summary


The Building Technician IV focuses on performing preventive maintenance and corrective repair of buildings, industrial systems, equipment and grounds. Working under limited supervision, the Building Technician IV monitors property system operations and performance, while utilizing several trade skills such as carpentry, plumbing, electrical, painting, roofing, heating and cooling.


As an HVAC-certified technician, this role serves as a primary resource for the operation, diagnosis, repair, and maintenance of complex mechanical systems, including rooftop units (RTUs), chillers, cooling towers, VAV systems, hot and chilled water pumps, and associated controls. In addition to advanced HVAC responsibilities, the technician is expected to perform the full range of Building Maintenance Technician IV duties, providing comprehensive facility support, responding to service requests, and ensuring occupant comfort, regulatory compliance, and operational excellence.

Major Duties and Responsibilities

Essential Tasks

• Working under defined supervision, helps monitor building system operations, performs assigned and emergency repairs, completes preventive maintenance routines.

• Utilizes acquired skills to perform preventive maintenance and corrective repairs using trade skills such as carpentry, plumbing, electrical, painting, roofing, heating and cooling expertise.

• Inspects building systems including fire alarms, HVAC, and plumbing to ensure operation of equipment is within design capabilities and achieves prescribed environmental conditions. Monitors chiller or other HVAC type systems to ensure proper operation and troubleshoots immediately to diagnose problem, checking suites and other facility rooms.

• Completes planned and ad-hoc maintenance work assignments requiring the skill and direction of several engineering, mechanical, and maintenance trades.

• Estimates time and materials needed to complete repairs.

• Orders materials and supplies necessary to complete all tasks.

• Contacts certified contracted vendors as needed. Oversees performance/note deficiencies of service contractors and recommends changes as necessary.

• Oversees monthly or periodic inspection of buildings and building systems, i.e., HVAC, Electrical Distribution, Structural, vertical transportation, roofs, parapets, gutters and lenders, parking area, drainage, ramps, and approaches, irrigation and Fire/Life Safety, Water treatments, UPS and PDU systems, HVAC controls and Plumbing Systems. Makes detailed reports of exceptions and recommends corrective action.

• Verify maintenance of mechanical equipment rooms to ensure clean and safe conditions.

• Recommends life cycle and proactive projects such as replacement of HVAC systems, Electrical up grades systems, installation of new roofs, plumbing repairs and alterations of other Building Systems.

• Report on opportunities for Energy, Preventive Maintenance, and/or other cost-saving measures.

• Installing HVAC systems in a business or other environment

• Troubleshooting HVAC issues to find the source of a reported problem and identify repair options

• Repairing HVAC Equipment and components

• Inspecting components, including wiring and electrical products, to ensure they’re safe and within the required code

• Training Apprentices and newer HVAC Techs and overseeing their work

• Upgrading existing HVAC systems to enhance performance, reduce utility costs and ensure safety

Performs other duties as assigned.


Non-Essential Tasks

Required Minimum Education


Requires a high school diploma or GED and specialized or technical training.

Requires completion of HVAC Technical School.

Preferred Education

Licenses and/or Certifications

• Valid United States Driver’s License.

• Requires one or more Accredited Certification or License in HVAC, electrical or plumbing.

• HVAC Certifications Class A, Class B or Class C.

  • Class A, can work on any unit size.
  • Class B, can work until 25 Ton Units and 1.5 million BTUs/Hour or less.
  • Class C, Specialty Contractor license.


Experience 

Required Minimum Experience

• Requires five or more years of HVAC and/or electrical repair and maintenance experience.

• Requires HVAC Technician with four or more years industrial or commercial experience. Preferred Experience


Knowledge


• Must have a working knowledge of a Computerized Maintenance Management System, CMMS.

• Must be or become familiar with the community and area serviced.

• Must have a working knowledge of department procedures and work within the guidelines of the standard operating policies and procedures.

• Must have a working knowledge of equipment and procedures for various technologies.

• Must have a strong working knowledge of an BMS, such as Siemens building controls. Skills

• Must have excellent analytical skills to determine root cause and risk elements while considering alternative courses of action.

• Must be cost-conscious, results-oriented, and possess basic business skills.

• Must be able to print and write legibly.

• Must have excellent telephone, email etiquette and customer service skills.

• Must have experience using Microsoft Office applications including Word, Outlook, Visio, PowerPoint and Excel.

• Must be capable of operating motor vehicles in all types of weather conditions.

• Must have the capability to be a self-motivated and self-managed individual.

• Must be capable of correctly interpret process outcomes and perform high level troubleshooting.

• Must have proficiency in diagnosing and repairing HVAC issues such as faulty wiring, malfunctioning Systems and equipment failure.

• Must have experience using tools such as Vacuum pumps, Leaks testers.

• Must be able to read blueprints to understand a structure’s HVAC setup.

• Must have problem-solving and critical thinking skills, as HVAC Tech may troubleshoot and repair issues in the field.

• Must demonstrate attention to detail to make precise, accurate measurements. Abilities

• Must be able to make decisions based on predetermined criteria.

• Must have the ability to think creatively and strategically while handling difficult and complex issues.

Working Environment & Travel Requirements


Work involves strenuous physical activities of various kinds with continuous exposure to hazardous substances, potentially dangerous situations, unpleasant work conditions such as exposure to unpleasant odors or adverse weather conditions. Physical demands may include strenuous physical activity. May be required to work any time of the day, evening or night during the week or weekend to include being on-call. Must be able to drive on behalf of the organization. Will sit, stand, walk, and bend during working hours. Requires manual and finger dexterity and eye-hand coordination.
