Position Summary / 職務概要

Cost & Procurement Managerは、STACKのデータセンター開発プロジェクトにおけるコスト管理および調達業務を担当するポジションです。

本ポジションは Director, Cost & Procurementの指導のもと、Delivery Operationsチームの一員として、日本全国のデータセンター開発プロジェクトを横断的に支援します。

また、本ポジションは Project Directorの右腕として、コストおよび調達の観点からプロジェクト推進を支える重要な役割を担います。

プロジェクト初期段階から関与し、プロジェクト座組構成の提案、マスタースケジュール策定、コスト計画、調達戦略の構築などを通じて、プロジェクトチームが効率的にプロジェクトを推進できるよう支援します。

本ポジションは助言のみを行うコンサルティングポジションではなく、実務レベルでコスト分析・見積査定・調達業務に関与する実行型ポジションです。

The Cost & Procurement Manager is responsible for cost management and procurement support across STACK’s data center development projects.

This role works under the Director, Cost & Procurement and is part of the Delivery Operations team, supporting multiple data center development projects across Japan.

The role functions as a key partner to the Project Director, supporting project delivery from cost and procurement perspectives.

From early project stages, the role contributes to project team structuring, master schedule development, cost planning, and procurement strategy, enabling efficient project execution.

This is a hands-on role, directly involved in cost analysis, estimate evaluation, and procurement processes.

• 設計者、コンサルタント、施工者等を含むプロジェクト座組構成の提案サポート

  Propose project team structures including consultants and contractors

• プロジェクト全体のマスタースケジュールの策定サポート

  Develop overall project master schedules

• プロジェクト初期段階における主要マイルストーンの整理サポート

  Define major project milestones

• 調達戦略および入札スケジュールの策定サポート

  Develop procurement strategy and tender schedule

Cost Management / コスト管理

• データセンター建設プロジェクトのコスト分析
  Perform cost analysis for data center construction projects

• 概算工事費およびコストプランの作成
  Develop conceptual cost estimates and cost plans

• 工種別コストブレイクダウンの作成
  Prepare cost breakdown structures

• 市場価格および建設コストの分析
  Analyze market construction pricing

  Support negotiations with contractors and vendors for contract execution.

• 契約内容とコスト条件の整合確認

  Ensure alignment between contract terms and commercial conditions.

• 契約締結プロセスの管理および社内承認手続きのサポート

  Support contract execution processes and internal approval procedures.

• 本ポジションでは、データセンター開発プロジェクトにおけるコスト管理および調達業務を通じて、データセンター開発に必要な技術・プロジェクトマネジメントスキルを体系的に習得することができます。

  Through this role, team members will develop technical knowledge and project management capabilities required for large-scale data center development, particularly in cost management and procurement strategy.

Key Details:

Location: Osaka/Tokyo, Japan.

Travel: 15-20%.

Language: Native Japanese; Secondary English (conversational-level).

Required Qualifications / 応募要件

· 建設プロジェクトにおけるコスト管理、積算、または見積査定業務の実務経験（5年以上）

5+ years of experience in construction cost management, estimating, or commercial management.

· 設計図書を理解し、見積内容および数量の整合性を確認できる能力

Ability to review design documents and verify construction estimates and quantities.

· 建設工事の工種および工事区分に関する理解

Understanding of construction trade scopes and project delivery processes.

· プロジェクト予算の管理およびコストコントロール能力

Experience in project budgeting and cost control.

· 施工者、設計者、コンサルタント等のステークホルダーとの調整能力

Strong stakeholder management skills with contractors, consultants, and project teams.

· RFP / RFQの作成および入札プロセスの管理経験

Experience preparing RFP/RFQ documentation and managing tender processes.

· 複数プロジェクトを同時に支援できるプロジェクトマネジメント能力

Ability to support multiple projects simultaneously in a dynamic environment.

· 日本語ビジネスレベル、英語は日常会話レベル以上のコミュニケーション能力

Business-level Japanese and conversational-level English communication skills

Preferred Qualifications / 歓迎要件

• データセンターまたはミッションクリティカル施設工事の経験があれば尚可
  Experience delivering Data Centre or mission-critical projects is highly desirable

• ハイパースケールまたはコロケーション型データセンター環境での業務経験があれば尚

  Experience working in hyperscale or colocation data centre environments is an advantage

• 電気設備または機械設備の知識
  Knowledge of electrical or mechanical systems

• 外資系プロジェクト経験
  Experience working with international clients or teams

• PROCOREなどの建設プロジェクト管理システムの利用経験
  Experience using PROCORE or similar construction project management systems.

• プロジェクト初期段階（Preconstruction）におけるコスト計画または調達戦略の経験
  Experience in preconstruction planning including cost planning and procurement strategy.

• Value Engineering（VE）の提案および実施経験
  Experience in developing and implementing Value Engineering (VE) proposals.

• ゼネコン積算部門、コストコンサルタント、またはプロジェクトマネジメント会社での業務経験
  Experience working for a general contractor estimating department, cost consultancy, or project management firm.
