General Maintenance and Repair:Regularly inspect buildings, grounds, and equipment to identify potential issues. 
Repairs:Fix or replace faulty electrical switches, outlets, and circuit breakers, as well as plumbing fixtures, and other building components. 

Preventive Maintenance: Perform routine maintenance to prevent future problems and ensure equipment runs smoothly. 
Record Keeping:Maintain detailed records of work performed, including materials used and time spent. 
Specialized Tasks:HVAC: Perform minor repairs and maintenance on heating, ventilation, and air conditioning systems, sometimes coordinating with specialized tradespeople for major repairs, according to a job description template from Monster.com. 

Plumbing: Handle minor plumbing issues such as leaks, clogs, and fixture replacements. 

Electrical: Address minor electrical repairs, such as replacing light bulbs or fuses. 

Carpentry: Perform basic carpentry work like repairing doors, windows, and furniture. 

Painting: Perform touch-up painting and minor repairs to building surfaces. 

Other Duties:Cleaning: Maintain cleanliness of buildings and grounds, including dusting, mopping, and trash removal. 

Inventory: Maintain inventory of maintenance supplies and equipment. 

Safety: Adhere to all safety regulations and procedures. 

Communication: Communicate with supervisors, colleagues, and clients regarding maintenance needs and work progress. 

Problem Solving: Diagnose problems and determine the best way to correct them. 

Skills:Technical Skills: Proficiency in plumbing, electrical, carpentry, and other relevant trades. Problem-Solving: The ability to diagnose and resolve maintenance issues. Physical Stamina: The ability to perform physical tasks, including lifting and carrying equipment. Attention to Detail: The ability to notice and address even minor issues. Communication Skills: The ability to effectively communicate with supervisors and clients. Time Management: The ability to prioritize tasks and manage time effectively.
