The RoleÂ
As Project Manager, Land Use Entitlements on the Retail & Commercial Development team you will be responsible for tracking and management of permitting processes for New Store Openings and various Retail Development projects across the company. In this role, you will partner with various stakeholders, leveraging strong communication and organizational skills, to assist our real estate, design, and construction teams to support the opening of new RISE dispensaries and other associated projects. The ideal candidate will have a blend of experience working in fast-paced roles with a focus on coordinating multiple permitting efforts between internal and external teams and various local jurisdictions. Your ability to coordinate across departments, partner with external vendors, and communicate clearly – both in writing and verbally – with stakeholders and parties having jurisdictional authority over our stores will be critical. The ideal candidate will feel comfortable working on several projects at once. Exceptional attention to detail and strong organizational skills are essential to success in this role.Â

ResponsibilitiesÂ
- Conduct municipal and regulatory code research as needed for cross functional teams Â
- Support creation of municipal presentations and zoning exhibits as needed to support submissionsÂ
- Assist with preparation and submission of applications to various agencies having jurisdiction over required permits and/or approvalsÂ
- Provide real estate team with zoning site verification to confirm desired property is zoned appropriately and meets all local and state requirements for cannabis siting Â
- Work with architects, engineers, and expeditors to facilitate the permit application processÂ
- Work closely with the municipalities on the status of permits and ensure they are processed in a timely mannerÂ
- Clearly communicate project status, timelines, and issues to internal and external stakeholders through written and verbal updatesÂ
- Produce and maintain schedules for all projects and coordinate with municipalities from approval to final stages of permitting processÂ
- Accurately project dates and notify construction team of likely permit issue dates to target construction mobilizationÂ
- Manage and develop tracking and documentation/reporting of permitting status for our new store openings, remodels, conversionsÂ
- Maintain and keep up to date all internal files relating to applications, approvals, and permitsÂ

Qualifications Â
- 5+ years of permitting/compliance experience with general contractor, retailer, or comparable paralegal experienceÂ
- Bachelor’s Degree preferredÂ
- Knowledge of the construction industry a mustÂ
- Ability to read and understand construction documentsÂ
- Exceptional problem-solving skills – an analytical, innovative, and creative mindsetÂ
- Ability to structure and manage intensive workloadsÂ
- Advanced proficiency with Microsoft suite of tools including Excel and PowerPointÂ
- Highly motivated, self-directed, innovative and able to work independently or among teams with keen judgement, common sense and resourcefulnessÂ
- Adapts and thrives in a demanding, fast-paced environmentÂ
- Operates with a high level of professionalism and integrity, including dealing with confidential informationÂ
- Must understand and comply with the rules, regulations, policies, and procedures of Green ThumbÂ
- Must have a solid understanding of cannabis laws, rules and regulations and passion to further your understanding and knowledge of the industry and the lawsÂ

- Must pass any and all required background checks Â
- Must be and remain compliant with all legal or company regulations for working in the industry Â
- Must possess valid driver’s licenseÂ
- Must be a minimum of 21 years of ageÂ
- Must be approved by state badging agency to work in cannabis industryÂ
The pay range is competitive and based on experience, qualifications, and/or location of the role. Positions may be eligible for a discretionary annual incentive program driven by organization and individual performance.
