South Dakota Traveling Maintenance Manager

Elation Property Management is seeking a motivated and experienced Traveling Maintenance Manager to support our growing South Dakota portfolio. This is a hands-on leadership role responsible for assisting maintenance teams across multiple communities while ensuring our properties are well-maintained, safe, and operating at the highest standards.

The Traveling Maintenance Manager will provide support where it is needed most, including assisting with work orders, apartment turns, preventative maintenance, inspections, larger repair projects, and emergency maintenance. This position will also serve as a mentor and resource for on-site maintenance teams, helping promote consistency, efficiency, and exceptional resident service across all South Dakota properties.

This position requires regular travel throughout South Dakota and offers a unique opportunity for someone who enjoys variety, problem-solving, and making a meaningful impact across multiple communities.

Essential Duties & Responsibilities

• Travel to communities throughout South Dakota to provide maintenance support.
• Complete service requests in a timely, professional, and quality-focused manner.
• Assist with apartment turns to ensure units are move-in ready.
• Perform preventative maintenance to help protect company assets and reduce future repair costs.
• Support properties experiencing staffing shortages or increased maintenance demands.
• Assist with larger maintenance projects, renovations, and capital improvements.
• Conduct routine property inspections and identify maintenance concerns before they become larger issues.
• Coordinate with outside vendors and contractors to ensure work is completed efficiently and meets company expectations.
• Train, coach, and mentor Maintenance Technicians while promoting Elation Property Management maintenance standards.
• Assist with inventory management and ordering maintenance supplies as needed.
• Maintain accurate records of completed work orders, inspections, and maintenance activities.
• Ensure all work is performed safely and in compliance with company policies and applicable regulations.
• Collaborate with Property Managers, Area Managers, and Regional Managers to prioritize maintenance needs across the portfolio.
• Participate in the on-call rotation and respond to emergency maintenance situations when scheduled.

Qualifications

• Minimum of 3 years of apartment or residential maintenance experience preferred.
• Previous leadership or supervisory experience is preferred.
• Strong working knowledge of HVAC troubleshooting, plumbing, electrical, appliance repair, drywall, painting, carpentry, and general building maintenance.
• Excellent troubleshooting and problem-solving skills.
• Strong communication and customer service abilities.
• Ability to work independently while managing multiple priorities.
• Valid driver's license with a clean driving record.
• Willingness and ability to travel extensively throughout South Dakota.

Physical Requirements

• Frequently lift and carry up to 75 pounds.
• Ability to stand, walk, climb ladders, kneel, crawl, bend, and work in confined spaces.
• Ability to work indoors and outdoors in varying weather conditions.
• Ability to respond to emergency maintenance situations outside normal business hours when assigned.
