Job Description

ESSENTIAL JOB DUTIES: 

  • Ensuring the smooth running of our community in a fast-paced environment. Overseeing all operations including maintenance, capital improvements, lease administration, budgeting, forecasting, reporting, collections, evictions, vacancy anticipation, marketing, lease renewals, service contracts, expense control, audits, etc. 

  • Providing superior customer service and communication to our residents and prospects to enhance customer satisfaction and increase renewals, revenue, reputation, and profitability. Complete lease/renewal paperwork toensurecompletionto company standards. 

  • Track and evaluate advertising, and all client traffic. 

  • Developing, mentoring, leading, and managing a high-performing, cohesive team, including leasing, customer service, maintenance, and management personnel,in order to maximize their engagement and minimize turnover. 

  • Driving revenues with your thorough understanding and analysis of competition and development of creative marketing programs.

  • Supervise day-to-day operations ofthe entire on-site team, ensuring that all policies and procedures are being followed. 

  • Maintain effective on-site staff through interviewing, hiring, and coachingteam as necessary. 

  • Maintain residents' filesin accordance withcompany's standards. 

  • Maintain a positive living environment for community residents through prompt conflict resolution and consistent follow-up. 

  • Manage andmaintain all aspects ofoverall community budget and finances. 

  • Work with leasing staff to ensure that leasing/marketing goals arebeing met. 

COMPETENCIES:  

  • Effective communication and customer service skills 

  • Computer literate, including Microsoft Office Suite and internet navigation skills 

  • General office, bookkeeping and sales skills and excellent oral and written communication skills 

  • Determine leasing opportunitiesof staff and work on goal setting, improving the performance of each staff member. 

  • Supervise day-to-day operations ofteam, ensuring that all C&W policies and procedures arefollowed. 

  • Work with leasing staff to ensure that leasing/marketing goals arebeing met. 

  • Be able to manage a team 

  • Perform any other related duties asrequired or assigned. 

 

IMPORTANT EDUCATION  

  • Bachelor’s Degree preferred. 

  • Real Estate License preferred. 

IMPORTANT EXPERIENCE  

  • 3+ years of Property Management experience 

  • 3+ years of Management experience 

WORK ENVIRONMENT 

This joboperates in a professional office environment. This role routinely uses standard office equipment such as computers, phones, photocopiers, filingcabinets and fax machines. Regularly required to travel.  

PHYSICAL DEMANDS

While performing the duties of this job, the employee may need to stand and walk for extended or continuous periods of time. They must be able to ascend and descend staircases, ladders, and/or step stools and may berequired to travel outside between buildings in varying outdoor weatherconditions. The employee must be able to travel up to15 % of the time. Travel may vary in frequency and duration. The employee mustdemonstrate the ability to exert up to 25 pounds occasionally, and/or up to 25 poundsfrequently, and/or up to 25 pounds of force constantly to lift, carry, push, pull, or move objects.

The compensation that will be offered to the successful candidate will depend on factors such as whether the position is covered by a collective bargaining agreement, the geographic area in which the work will be performed, market pay rates in that area, and the candidate’s experience and qualifications.


The company will not pay less than minimum wage for this role.


The compensation for the position is: $ 66,300.00 - $78,000.00
