Reports to: Directors of Construction
Oversight: Supports property engineering staff, works in tandem with internal and external design and purchasing staff
Travel: Weekly travel required to visit properties and other areas as directed. In general, travel is three or four days a week, subject to change as demand requires.
This position is for a self-driven, goal-oriented and motivated individual, able to work independently with little supervision, who constantly seeks to improve systems, processes and knowledge and has a passion for responding to and solving problems. Strong acumen for diagnosing basic and complex building mechanical systems, building envelope and other building related issues. Able to successfully assist with design and approval processes for small and large projects through any franchise entity and upper management. This individual is expected to have general knowledge of ADA guidelines, IBC and FLS codes and interface appropriately with authorities having jurisdiction. This is a hands-on position that requires lifting and moving heavy objects, crawling, walking and traversing over, through and around building spaces while using tools and documentation devices.
Responsibilities
- Must exhibit consistent and clear communication, accountability, and coaching with both internal and external employees regarding building issues, emergency, unplanned, planned and other project updates, major changes, and risks associated with a project.
- Provide Asset Managers front line support regarding building systems and inform Asset Managers of recommendations for asset preservation of major mechanical repair/replacement and during budget processes.
- Exhibit above average understanding of the operation of M.E.P. systems, building envelope, elevators, fire and life safety, energy conservation systems, and integrated building automation systems to include the maintenance and repair of all components and devices associated with each system.
- Analyze building systems with regards to their original design intent and effective performance.
- Read and understand full architectural and engineering construction documents, specifications, construction submittals etc.
- Manage multiple complicated projects simultaneously.
- Critique the adequacy of building maintenance programs and if properties are operating safely.
- Influence engineering teams to perform at highest standard thru respect and integrity. A lead by example attitude is a must to ensure best practices are upheld.
- Positively communicate and instruct individuals in areas where they lack knowledge, skills, or experience and translate or teach technical information in terms that is easily understood.
- Ensure assigned properties have an effective and documented preventative maintenance program in place.
- Assist operations in reviewing third party vendor contracts and quotes.
- Develop and foster national relationships with key vendors to set clear expectations and collaborate to solve issues.
- Conduct property tours with local operations teams to ensure all equipment is safe, operational, and maintenance related problems are promptly and properly addressed and that compliance with all local, state, and federal codes are maintained.
- Develop follow-up plans of action for critical items in coordination with ownership and management companies.
- Oversee all aspects of assigned capital improvement projects from design, submittal, bidding to project closeout. Ensures project timelines are met. Bidding contracts and managing consultants including contractors, architects, and engineers.
- Assemble and coordinate the team required for each project, schedule scope walk visits with appropriate team members and populate scope documents for review and approval.
- Create an invitation to bid with all pertinent information for a successful bid program.
- Select contractors for bid purposes.
- Work with designated purchasing manager to assemble an all-in budget for submission and approval from upper management.
- Review contracts and proposals for inclusion and accuracy with directors.
- Work with hotel management and asset managers to determine weekly schedule to minimize displacement.
- Plan and conduct pre-construction meetings with all appropriate contractors, management company representatives and the appropriate team member.
- Coordinate and conduct necessary on-site property inspections for all renovation and new construction projects to ensure the project meets franchise and company quality standards.
- Conduct punch list walk-through inspections with contractors to verify all scopes of work are completed to brand standard and/or PIP compliance.
- Verify all franchise requirements not being completed are documented fully including who determined a requirement would not be completed, when, and why.
- Acquire any franchise waivers deemed necessary by corporate and/or document as needed.
- Work with general managers to ensure all PIP items are completed and signed off.
- Ensure that all projects comply with current ADA and hearing-impaired codes.
- Ensure that all job sites are maintained, organized and clean.
- Verify all contractors are conducting regular safety meetings, and all OSHA and other regulatory rules are being followed.
- Monitor and track monthly draws.
- Review and qualify all change orders before submitting for approval to a director
- Always maintain the compliance directives of the company
Qualifications
Education & Experience Requirements
• Bachelor’s degree in Electrical Engineering, Mechanical Engineering, Construction Management, or related field; comparable work experience considered.
• Minimum of 5 years in facilities engineering, construction, or maintenance leadership.
• Knowledge of complex building systems and hotel industry terminology; multi-brand experience preferred.
• Ability to manage competing priorities in a fast-paced environment.
• Strong communication, organizational, and problem-solving skills.
• Proficiency with Microsoft Office Suite.
