Senior UK Property Manager - Remote

Are you an experiencedProperty Manager with a strong background in residential block or leasehold property management?

Our client is a boutique residential block management firm managing a diverse portfolio of almost90 residential buildings across London. They pride themselves on responsive communication, proactive property management, sound financial control and providing a genuinely personal service to clients and residents.

They are looking for an experiencedProperty Manager to take ownership of an assigned portfolio and become the trusted day-to-day contact for clients, directors, leaseholders, residents and contractors.

About the role

This is a hands-on property management position where you'll be responsible for ensuring your portfolio is well managed, maintained and communicated with.

You’ll be involved in:

• Managing an assigned portfolio of residential blocks.

• Acting as the main point of contact for clients, directors, leaseholders and residents.

• Coordinating repairs, maintenance and contractors from start to completion.

• Preparing budgets and monitoring service-charge expenditure.

• Reviewing invoices and liaising with accounts teams.

• Organising and attending board meetings, directors' meetings and AGMs.

• Handling resident and leaseholder queries and complaints professionally.

• Coordinating property inspections and following up on maintenance issues.

• Supporting insurance claims and renewals.

• Assisting with major works, including quotations, contractors and resident communication.

• SupportingSection 20 consultation processes.

• Monitoring property compliance, risk assessments and health & safety requirements.

• Keeping accurate property records and ensuring actions are followed through.

• Escalating legal, technical, financial or safety matters when specialist advice is required.

What we're looking for

We’re looking for someone who isexperienced, organised, proactive and confident taking ownership of their portfolio.

You should have:

• At least 3 years' experience in residential block or leasehold property management.

• Strong knowledge of residential leases and service charges.

• Practical experience withSection 20 consultation.

• Experience managing maintenance, contractors and property inspections.

• Experience preparing or working with property budgets.

• Excellent written and verbal communication skills.

• Confidence dealing with clients, residents and difficult conversations.

• Strong organisation and attention to detail.

• Good commercial and numerical awareness.

• Proficiency inMicrosoft Word, Excel, Outlook and Teams.

• The ability to manage multiple properties and priorities while maintaining excellent follow-through.

• A calm, practical and solutions-focused approach.

• Good judgement and the confidence to know when something needs to be escalated.

Desirable

It would be advantageous if you have:

• TPI Level 3 / ATPI qualification or are currently working towards it.

• Experience managingRTM companies, RMCs or freeholders.

• Experience with major works or building-safety projects.

• Experience managing a London residential portfolio.

• Experience with property-management software.

• Experience mentoring or supporting junior team members.

• Membership of The Property Institute or another relevant professional body.
