辦公室機電專員— 職務說明

職位概要

於客戶現場提供機電工程與技術服務，涵蓋機電設施日常運維、巡檢、簡易修繕、供應商/承包商管理、文件紀錄與安全管理，以降低對客戶營運的影響。

工作地點與班別

• 駐點職缺，正常日班。
• 需配合 7*24 待命，警報/緊急事件須依通知即時到場處理。

主要工作內容

本職務工作內容包含（但不限於）以下項目。

• 監督日常設施管理運營（含空調、電氣、管道等），並主動發現問題或提出改善運營與效率的機會。
• 執行例行巡檢並透過 BMS/監控系統進行日常監看，確保關鍵設備維持良好運作狀態。
• 協調並支援矯正性維護與計劃性預防維護（PPM），並於要求時限內完成。
• 配合 7*24 待命，處理警報/事件；進行初步故障分析、即時回報異常並協調修復措施。
• 陪同並監督第三方供應商/承包商作業，確保品質交付並符合現場要求。
• 協助客戶服務需求，並視情況進行現場簡易修繕。
• 維護維修/巡檢/事件/修繕等紀錄，並做好機電設備文件與圖紙更新。
• 落實風險與安全作業規範，並確保工作符合消防、職安衛等法規要求，降低中斷客戶營運風險。
• 協助專案工程與內部搬遷/新增/變更活動，並於需要時支援斷電作業。

任職資格

• 專科以上（機電、機械、空調、設施管理相關）。
• 室內配線、空調、消防證照加分
• 3年以上相關機電維護\經驗。

技能與能力

• 具備高度專業與客戶服務意識、良好溝通協調能力，可使用電腦及相關系統（如 BMS）完成日常工作，並具良好文件紀錄習慣。
• 具有相關證照丙級室內配線技術士、丙級電器修護技術士

補充說明

本職缺為常日班，但仍需配合 7*24 待命並於警報/緊急事件時到場處理。

 Taiwan Technician — Job Description

Job Summary

Provide on-site engineering and technical services for client facilities, covering daily MEP operations & maintenance (O&M), inspections, minor repairs, contractor/vendor management, documentation, and safety practices to minimize disruption to client operations.

Work Location & Schedule

• Taiwan-based on-site role with regular day-shift working hours
• Must remain on standby 24x7 for alarms/emergency call-outs and promptly report to the client site when required.

Key Responsibilities

The role includes (but is not limited to) the following.

• Oversee day-to-day facilities operations (HVAC, electrical, plumbing, etc.) and proactively identify issues and improvement opportunities.
• Conduct routine inspections and daily monitoring via BMS/monitoring systems; ensure essential equipment remains in satisfactory condition.
• Coordinate and support corrective maintenance and planned preventive maintenance (PPM) within required timeframes.
• Respond to alarms/incidents under 24x7 standby; perform preliminary fault analysis, report abnormalities promptly, and coordinate rectification actions.
• Escort and supervise third-party vendors/contractors; ensure quality delivery and compliance with site requirements.
• Support client service requests and perform minor on-site repairs where applicable.
• Maintain accurate records of maintenance activities, inspections, incidents, and repairs; keep E&M documentation/drawings updated.
• Implement risk and safety work practices; ensure works comply with statutory fire/health/safety requirements to mitigate service interruption risks.
• Assist project engineering and internal moves/adds/changes , including support for power-off activities when required.

Qualifications

Typical qualifications for this Taiwan role include:

• Associate degree (or above) in Mechanical/Electrical/HVAC/Facilities-related disciplines.
• Minimum 3 years of relevant experience.

Skills & Competencies

Strong professionalism and client-service mindset, good interpersonal/communication skills, ability to use PC/systems (e.g., BMS) for daily work, and good documentation practices. A plus if holds relevant certifications: Level C Indoor Wiring Technician and Level C Electrical Repair Technician

Note

This is a non-shift role; however, the incumbent must be available for 24x7 standby and on-site response for alarms/emergencies as required
