SUMMARY
Assist Facilities Supervisor and provide leadership in all situations. Install, maintain, and repair real property assets and facilities including all buildings and grounds, wireless towers, and remote buildings. Provide effective, advanced maintenance and repairs on electrical, structural, HVAC, generators, and plumbing as well as respond to emergencies and supervise contractors as needed. Maintain high safety standards and respond to emergencies as required.

RESPONSIBILITIES

Assist Facilities Supervisor with scheduling and execution of daily activities to ensure that workgroup goals are met.
Provide leadership and be a technical resource for all Facilities Technicians. Motivate employees to complete assigned task in a safe and efficient manner.
Perform advanced electrical maintenance and repairs on electrical systems including troubleshooting of electrical components for single and three-phase circuits including UPS (Uninterruptable Power Supply) diagnostics. Also, perform advanced testing with electrical meters and test equipment to troubleshoot complex circuits, components and drives with multimeter, oscilloscopes, and Fluke meters. Perform maintenance and repairs on ballasts, switches, low-voltage controls including BAS (Building Automation Systems), and basic UPS (Uninterruptable Power Supply) operation
Perform basic HVAC maintenance and repairs including cleaning coils, changing filters, belts, greasing bearings, checking fuses, voltage, capacitance and electrical components, replacement of capacitors and contactors, cleaning condensate lines and must have advanced knowledge of refrigeration and visually check for leaks.
Maintain generator assets to minimize lost work time or service outages, including advanced knowledge of diesel engines, voltage, transfer switches, charging systems, and utilize thermal imaging and multimeters to identify, bypass, and repair circuits. Perform basic generator maintenance and repairs including changing oil, filters, and fluids and checking voltage, load, and changing batteries to maintain generator assets to minimize lost work time and service outages.
Perform plumbing re-pipe, re-plumb, and installation of fixtures, soldering for piping, and perform pump diagnostics and repairs.
Perform wireless tower maintenance and repairs on tower light controls and alarms. Troubleshoot control wiring and light monitoring system by understanding wiring topology and diagrams for tower light circuits. Understand grounding and bonding per NEC (National Electrical Code) to identify CAD weld deficiencies for grounding in wireless compounds.
Perform building inspections to identify preventative maintenance requirements for all systems and infrastructure required to sustain high-quality real estate assets and superior network reliability. Provide coordination with building-related vendors and contractors for successful completion of assigned projects and maintain professional relationships with building partners.
Perform basic structural maintenance and repairs including roofs (patches, caulking, and sealing), windows (caulking, sealing, and closures) and perform basic carpentry and construction utilizing hand tools
Provide superior customer service to internal customers through timely and successful completion of all work orders related to buildings andinfrastructure.
Minimize risk by working safely and following all safety guidelines and procedures
Assist Facilities Supervisor, Manager, or Director on special projects as required to support Enterprise goals.

REQUIREMENTS

High School/GED required
5+ years related work experience in industrial maintenance
Exceptional work ethic with strong technical, organizational, leadership and communication skills required. Proficient in computer, advanced mechanical, and electrical systems. Must work independently of others.
Must be able to be on call subject to nights, weekends, extended hours, and work in inclement weather as required. Some work activities will be performed on roofs to service RTU (Roof Top Units) and some work will performed outdoors in all types of weather conditions.
Valid driver's license, Refrigeration Card required, mechanical and electrical licenses preferred.
